External mastic for Strathblane homes and businesses

External mastic in Strathblane, done properly

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. We work on render & cladding joints, brickwork movement joints and concrete & block, and people most often call us about water getting into walls through failed joints and moss and dirt in joints with no sealant left.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Common questions in Strathblane

I let a flat near Milngavie station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is Strathblane within the area you cover?

Yes. Strathblane is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Are you insured?

Yes. We’re fully insured.

What is backing rod for?

That’s backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides so it can flex with the joint.

What colours does the sealant come in?

We aim for a joint that suits the wall rather than one that jumps out. We’ll talk through colour options before we start from the range available.

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

How long does external mastic take?

Most jobs take a few hours for a handful of joints, longer for a whole elevation. We’ll confirm how long when we quote.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Why deal with it now?

Resealing a run of joints in one go is normally better than patching one at a time. Joints of the same age tend to fail together. In an older home around Strathblane, damp from a failed joint can get into timber and plaster.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.

  • One-year guarantee on every job
  • Any old sealant cut out fully, not covered over

What the job involves on each surface

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. Backing rod sized to the joint sets it.

Copings and trims

Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.

Honest limits

Sealant is not the answer to every problem, and we will tell you before work begins. It won’t solve:

  • Cracked brickwork or render that needs a builder or plasterer
  • Failed render or damaged cladding panels
  • Walls that need new movement joints cut into them

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • Façade panels
  • Brickwork movement joints
  • Concrete & block
  • Joints between brick and frames
  • Copings & trims
  • Render & cladding joints

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Make sure movement joints aren’t pointed over
  • Do not let climbing plants root in the sealant
  • Deal with leaking gutters that soak the joints below
  • Wash walls gently around the sealant

Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead.

A joint that has stopped moving pushes the movement elsewhere, generally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

Landlords, agents and businesses in Strathblane

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

What we are called out for in Strathblane

Some movement joints have been pointed up with mortar. The joint cannot move, so the wall cracks somewhere else instead.

The problems people normally mention when they call are:

  • Rain getting behind render or cladding at a joint
  • Gaps where render, brick and frames meet
  • Joints with sealant missing in places
  • Old sealant gone brittle and cracked

Homes close to Parish Church and Churchyard include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.

Questions to ask before you book

  • What happens if the job turns out different
  • How the colour is chosen
  • Which sealant they’ll use, and why
  • Who turns up on the day

Choosing a sealant specialist

The process

The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a few hours to a few days, depending on the length of joint and the access, and we tell you how long to leave it before we go. Outdoor work around Strathblane depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property
  • Clear items away from the joints we’re working on
