External mastic for Drymen homes and businesses

How it works

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a handful of joints, longer for a whole elevation. For a place like Drymen, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. Old sealant and any debris are cut and raked out.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

External mastic in Drymen, done properly

External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We take the old material out and do it properly. If you have failed seals between different materials and plants rooting in failed movement joints, we can put it right, on brickwork movement joints, joints between brick and frames and copings & trims alike.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

When it is not the sealant

We will always be straight with you, so here’s what new sealant will not do:

  • Failed render or damaged cladding panels
  • Damp that is not coming from the joint
  • Cracking across the wall rather than at a joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Drymen buildings and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Around Drymen, as everywhere, external mastic is only as good as the preparation behind it.

Do you need external mastic in Drymen?

Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint.

These are the problems we’re asked about most:

  • Brick movement joints where the sealant has split
  • Damp patches traced to an open external joint
  • Failed seals between different materials
  • Rigid filler in a joint that should flex

In the older streets around Drymen Parish Church and Churchyard, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Our hiring checklist

How the job changes by surface

Render joints

Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out and helps it last.

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. Their movement joints are sealed over backing rod with a flexible sealant.

Why act early in Drymen

Pointing a movement joint with mortar might seem a neat fix, but it locks the joint solid. The wall then cracks somewhere else. The correct repair is a flexible sealant with the right backing. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Drymen: your questions answered

Can you do external mastic in Drymen?

Yes. Our work covers the whole of Scotland, and Drymen is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Will you come out to Drymen?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Is it OK to fill a movement joint with cement?

No, not if it’s a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. We’ll reseal it with a flexible sealant.

Do you have insurance?

Yes. We are fully insured for domestic and commercial work.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Never let anyone fill a movement joint with mortar
  • Deal with leaking gutters that soak the joints below
  • Have failed joints looked at early
  • Wash walls gently around the sealant

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal before water has had years to get in.
