External mastic for Hardgate homes and businesses

External mastic for homes and businesses in Hardgate

External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We take the old material out and do it properly. We’re often asked to deal with leaking joints around cladding and façade panels and movement joints filled with mortar instead of sealant, across brickwork movement joints, joints between brick and frames and copings & trims.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Clear growth from the base of walls and joints
  • Get split or bare joints resealed while the damage is small
  • Never let anyone fill a movement joint with mortar
  • Check external joints each spring

Don’t paint over the new sealant unless we have said the product is paintable. Many exterior sealants aren’t designed to be painted.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

When to call us in Hardgate

Some movement joints have been pointed up with mortar, often by someone who didn’t know what it was for. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

People usually contact us when they notice one of these:

  • Weeds or debris growing in open joints
  • Joints pointed up with cement by mistake
  • Rain getting behind render or cladding at a joint
  • Leaking joints around cladding and façade panels

For site and facilities teams at buildings such as Clydebank High School, larger buildings have long runs of movement joint that eventually need resealing.

What your quote should include

  • Which sealant they’ll use, and why
  • What happens if the job turns out different
  • Who turns up on the day
  • Whether they’re fully insured

How to choose a mastic man

Why deal with it now?

A failed movement joint lets water into the wall and can run behind render or cladding. Resealing early keeps the job to the joint itself, rather than the wall around it. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we are fully insured for the work.

Hardgate: your questions answered

Do you work for landlords with property near Singer station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Hardgate?

Yes. Hardgate is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Can you seal joints between two different materials?

Yes. Joints between dissimilar materials are a big part of external work. The sealant is chosen to bond to both sides with primer where required.

How long does the job take?

A typical job takes a few hours to a few days, depending on the length of joint and the access. Your quote will say how long we expect yours to take.

Can you reach joints on upper floors?

It depends on the building. Tell us the height, the number of joints and what’s below them, and we’ll confirm what access is needed.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

What we do, step by step

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. Expect the work to take a few hours for a handful of joints, longer for a whole elevation. Somewhere like Hardgate may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Keep children and pets away from the work area
  • Mention any leaks or damp you’ve noticed
  • Mention any parking rules near the property

Advice

Hardgate buildings and the weather

Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Rented homes near Singer station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What the job involves on each surface

Copings and trims

A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. We size the backing rod to the gap so the sealant is not too deep.
