Fire rated sealant in Killearn

Fire rated sealant in Killearn, done properly

Until it’s heated, intumescent sealant behaves like an ordinary sealant; in a fire it expands into the joint. The right product depends on the gap size, the substrate and what passes through, so we work to the manufacturer’s details. If you have holes left by a change of layout and unsealed gaps around fire door frames, we can put it right, on plasterboard & masonry, service penetrations and pipe & cable gaps alike.

For a place like Killearn, the journey and timings are planned in advance, so the job can fit around guests, residents or opening hours where possible.

Whatever the size of the job, you get the same 12-month guarantee in Killearn and across Stirling.

Common questions in Killearn

Do you cover Killearn for fire rated sealant?

Yes. Our work covers the whole of Scotland, and Killearn is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Is Killearn within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Are you insured?

Yes, we are fully insured.

What fire rating will the seal have?

That is not something we state or certify. Your specification sets the requirement, and we fit a product whose tested details meet it with a record of each location.

Do you seal gaps around fire door frames?

Yes, where the gap suits a sealant detail. Our work is the gap around the frame and we’ll tell you if we spot problems with the door.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Is the work guaranteed?

Yes. Each job is guaranteed for twelve months.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

How it works

We keep the work tidy and contained to the joints we are treating. Expect the work to take a few hours for a handful of gaps, and longer for a whole building. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

How to prepare

  • Tell us if parking is tricky
  • On commercial sites, let us know about site rules
  • Try not to wet indoor joints just before the visit

Quotes for fire rated sealant in Killearn

There’s no set price list. What we look at:

  • How many areas need sealing
  • Whether old sealant or filler has to be cut out
  • The product the joint needs
  • When we can work, for business premises

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • Roughly how big the job is
  • Whether it has been sealed before
  • A few pictures by email, if you can
  • Where the job is, and your postcode

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

Commercial buildings in Killearn

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.

Around Killearn, as everywhere, fire rated sealant is only as good as the preparation behind it. For buildings such as Old Parish Church and Graveyard, gaps around pipes and cables are worth checking after any building work there.

For landlords and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.

We work for letting agents and landlords as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

What sealant work can’t fix

We won’t take on work that won’t last, so here’s what sealant can’t put right:

  • Sign-off of the building, which sits with building control or your assessor
  • Openings too large for sealant, which need batts, boards or another system
  • Walls or floors that weren’t built to resist fire

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Pipe & cable gaps
  • Service penetrations
  • Flats & HMOs
  • Door frames
  • Plasterboard & masonry
  • Linear gaps

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Include hidden areas like risers in routine checks
  • Check whether a sealant can be painted before decorating over it
  • Tell trades working in the building that fire seals must be put back
  • Allow for resealing whenever new services are run

Look at the sealed gaps as part of your routine walk-rounds. Watch for cracking, gaps or seals that have been disturbed and get them seen to.

Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

Surface by surface

Masonry and concrete

Brick, block and concrete walls and floors are sealed with products tested in masonry. The gap is cleaned of dust first so the sealant bonds.

Door frames

We deal with the gap around the frame, not the door. Doors, seals and closers are for a door specialist, and we’ll say if we spot a problem with them.
