How we handle fire rated sealant in Milton of Buchanan
Door frame gaps, linear joints and holes around services all have their own details. We check the size and the substrate before choosing the product, then apply it to the depth its tested detail calls for. Common call-outs are for joints picked up in a fire-stopping survey and old fire sealant that has split or come away, on linear gaps, service penetrations and flats & HMOs.
If you look after holiday lets, a guest house or a community building in or near Milton of Buchanan, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

Leave it or put it right?
Fire-rated sealants are less forgiving than ordinary ones. How it’s installed changes how it performs, and we work to the product details every time. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
What sealant work can’t fix
We won’t take on work that won’t last, so here’s what sealant can’t put right:
- Issuing a fire rating or certificate for a building
- Deciding what fire stopping a building needs
- Construction that doesn’t provide fire resistance on its own
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Your questions about fire rated sealant in Milton of Buchanan
Do you cover Milton of Buchanan for fire rated sealant?
Yes. We work across all of Scotland, and Milton of Buchanan is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Do Scottish building rules affect fire-rated sealant work in Milton of Buchanan?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
What do you need from me for a quote?
Let us know what needs doing and where, plus photos if you have them. If we need more, we will ask.
How long does fire rated sealant take?
A typical job takes from a few hours to a few days, depending on the number of gaps and the access. We will confirm how long when we quote.
Can ordinary silicone be used in a fire-stopping gap?
No. A gap that needs fire stopping needs a tested fire-rated product, installed to its details.
Do you seal gaps around fire door frames?
Yes, if the gap is within the product’s tested range. We seal the frame-to-wall gap, not the door itself and we’ll tell you if we spot problems with the door.
Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little.
What does intumescent mean?
An intumescent material expands when it’s heated. Many fire-rated sealants work this way, but not all, and the choice depends on the gap.
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Look in service cupboards and ceiling voids from time to time
- Include fire stopping when you schedule refits
- Report cracked or damaged seals as soon as you notice them
- Never patch a fire seal with standard sealant
Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is generally a straightforward job.
What the job involves on each surface
Door frames
The gap between a door frame and the wall around it needs sealing as well as the door itself. We seal that gap with a fire-rated sealant suited to the frame and wall.
Service penetrations
Wherever a service goes through a fire-resisting wall or floor, there’s a gap around it. We seal it with a product tested for that service and gap size.
For landlords and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
The process
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes from a few hours to a few days, depending on the number of gaps and the access, depending on the size of the job. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- We hand over a list of locations and products.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about earlier repairs to the joints
- Keep children and pets away from the work area
