Fire rated sealant in Drymen, done properly
Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap, and we can record what went where. Common call-outs are for open holes round services passing through fire walls and open gaps behind door architraves, across linear gaps, plasterboard & masonry and pipe & cable gaps.
Work in a place like Drymen is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

What fire rated sealant looks like in Drymen
Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments. There are hotels and other places to stay in and around Drymen. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.

Drymen questions
Is Drymen within the area you cover?
Yes. Drymen is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do Scottish building rules affect fire-rated sealant work in Drymen?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Is intumescent sealant the same as fire-rated sealant?
Intumescent means it swells when heated, helping close the gap. It’s one type of fire-rated sealant; the right one depends on the gap and what passes through it.
Can you seal over the old sealant?
No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Where do you work from?
We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Are you fully insured?
Yes. Mr Mastic is fully insured.
Do you work in flats, HMOs and commercial buildings?
Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Let us know the building’s hours and we’ll plan the work to suit.
What we do, step by step
We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. Expect the work to take a few hours for a handful of gaps, and longer for a whole building, and we tell you how long to leave it before we go. For a place like Drymen, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- Anything that isn’t fit for the job comes out, and the gap is cleaned.
- Where the tested detail needs backing or fill, we fit it.
- The sealant goes in to the depth its detail sets, then it’s tooled off.
- Locations and products are noted so you have them on file.
Preparing for the visit
- Tell us about any water getting in
- Plan for the work area to be out of bounds to pets and children
- For indoor joints, keep the area dry beforehand if you can

Quotes for fire rated sealant in Drymen
We quote each job individually. These are the things that affect it:
- Mould in or behind the old joints
- Any working-time requirements on site
- The product the joint needs
- How many areas need sealing
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
What to tell us for a quote
Photos by email are helpful but not essential. Try to tell us:
- How we’d reach the joints
- Where the property is
- Photos by email, if that’s easy
- If someone has resealed it before
For fire rated sealant in Drymen, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.
Landlord and commercial work in Drymen
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
If you manage several properties in or around Drymen, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.
Do you need fire rated sealant in Drymen?
Sometimes the wrong product was used from the start: general-purpose foam, everyday silicone or caulk where a fire-rated seal was needed. It may look fine, but it isn’t a fire-rated seal.
Most people get in touch when they notice one of these:
- Sealant items on a fire risk assessment action list
- Ordinary sealant used where a fire-rated product was needed
- Seals cut through by electricians, plumbers or data installers
- Open holes round services passing through fire walls
For buildings such as Drymen Parish Church and Churchyard, older buildings that have had new heating or wiring often have service gaps worth checking.
Before booking anyone
- Whether they seal over old material or remove it
- Whether they’re fully insured
- Who turns up on the day
- What preparation is included
When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Sign-off of the building, which sits with building control or your assessor
- Construction that does not provide fire resistance on its own
- Problems with the door itself rather than the gap around the frame
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

How to look after the new joints
Good habits help new joints last longer. Our tips:
- Don’t paint over fire sealant until it has cured
- Make resealing part of every contractor’s brief
- Never patch a fire seal with standard sealant
- Photograph sealed gaps before they’re covered up
Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and have them put right.
It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole and the job gets bigger.
DIY versus a professional finish
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
