Window & door mastic in Strathblane, Stirling
Problem with your window and door frames in Strathblane? We remove the old material, prepare the joints and seal them properly.
- Draughty joints inside around the window
- Sealant in the wrong colour for the frame
- Rain getting in at the frame or under the sill
What the job involves on each surface
Timber windows & doors
Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We’ll tell you which suits your home.
uPVC windows
Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.
Window mastic in Strathblane
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re fully insured ARBOMaster approved applicators, and we give a one-year guarantee on the work. We work on patio & French doors, window sills and composite doors, and common reasons people get in touch are old mastic that has gone black or come away and damp patches on the reveal after heavy rain.
Mastic can only go onto a dry joint, so outside work in Strathblane depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
Every job is covered by a 12-month guarantee, wherever you are in Stirling.

What else we do in Strathblane
Strathblane homes and the weather
The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
Rented homes near Milngavie station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What we are called out for in Strathblane
Timber windows bring their own problems. Old mastic gets painted over and cracks under the paint, and timber moves with moisture as well as temperature.
These are the problems we’re asked about most:
- Cracked internal joints between frame and plaster
- White mastic on grey or black frames
- Water coming in at the bottom corners of a door
- Mastic that has split away from the wall
Homes close to Parish Church and Churchyard include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Common questions in Strathblane
Can you do window mastic in Strathblane?
Yes. Our work covers the whole of Scotland, and Strathblane is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
I let a flat near Milngavie station. Can you help?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.
Is the work guaranteed?
Yes. Each job is covered for 12 months.
Do you have sealant for grey or black windows?
Yes, in most cases. Mention the frame colour when you ask for a quote and we’ll match it as closely as we can.
Will new mastic stop draughts?
It will if the frame joint is the problem. We find where the air is coming from before we reseal.
Which products do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
How to look after the new joints
After the cure time, these simple habits help:
- Paint up to the joint, not over it
- Keep drainage slots and sill grooves clear
- Avoid harsh chemicals near the mastic
- Use gentle cleaners on frames and sealant
Try not to touch the new joint while it cures, following the cure time we give you. Do not point a pressure washer at the joints.
Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
How we quote for window mastic
The price is agreed before any work begins. It’s based on:
- When we can work, for business premises
- Any mould that needs treating
- How many rooms, windows or areas are involved
- The type of sealant required
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.
Helping us quote
There’s no need for technical detail. Just tell us:
- Where the property is
- A few pictures by email, if you can
- Whether it’s a home or a business
- What’s wrong with the joints now
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work and give you a clear quote.
Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
How the visit works
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a few frames, or a day or more for a whole house. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We start by checking each window and door with you.
- Next the failed sealant is cut away and the joint cleaned.
- Deep gaps are filled with backing rod to set the depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Finally we tidy up and check each joint.
How to prepare
- For business premises, tell us about site rules or sign-in
- Tell us if parking is tricky
- Tell us about any water getting in
How to get a quote
For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before work begins.
Advice
When something else is needed
In fairness, there are a few things sealant will not fix:
- Broken hinges, locks or handles
- Damp coming through the wall itself rather than the frame joint
- Draughts through the window seals rather than the frame
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.
