Need window mastic in Dunipace?

Window mastic for homes and businesses in Dunipace

Most frames have an outside joint and an inside one. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. Typical jobs include draughty joints inside around the window and rushed sealant from a window installation, on timber windows & doors, window sills and composite doors.

Mastic can only go onto a dry joint, so outside work in Dunipace depends on the weather. Let us know about access to every frame, including any upstairs.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Window mastic in Dunipace: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

If you look after a building such as Denny High School, larger buildings have plenty of frames, and the mastic around each one ages.

Aftercare tips

So the new joints stay in good condition:

  • Ventilate rooms so frames do not stay wet inside
  • Keep drainage slots and sill grooves clear
  • Keep timber frames painted
  • Do not aim a pressure washer at the joints

A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just email us at info@mrmastic.co.uk.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

Dunipace: your questions answered

Is Dunipace within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Larbert station. Can you help?

Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Is the work guaranteed?

Yes. Our 12-month guarantee covers every job.

Are you insured?

Yes. Full insurance covers our work.

Is it OK to seal over old sealant?

No. We remove every bit of old sealant first.

How long will my window job take?

That depends on the number of frames, how they’re reached and the state of the old mastic. We’ll tell you how long your job needs when we quote.

How do I get a quote for window mastic in Dunipace?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you when we finish.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Landlords, agents and businesses in Dunipace

We work for letting agents and landlords as well as householders. Sealant work between tenants keeps a property looking cared for.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

What the job involves on each surface

Composite doors

Composite doors are normally hung in an uPVC-type frame, and the joint around it is sealed like a window. The bead is colour-matched to the frame.

Aluminium frames

Coated aluminium needs a compatible sealant and we avoid acetoxy silicones, which can react with some metals. Neutral-cure sealant is the safe choice.

What happens on the day

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for a handful of frames, longer for a whole house. Somewhere like Dunipace may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • Clear the area around the work
  • Let us know about earlier repairs to the joints
  • Tell us about access, such as stairs, a lift or high-level joints

How to get a quote

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work before giving you a price.

Advice

What happens if it’s left?

A quick bead over the top of old mastic looks like an easy fix, but it will not grip old, dirty sealant. It peels before long, and water still gets in behind. The old mastic has to come out. Around Dunipace, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Leaving a failed joint generally makes the job bigger, not smaller. If you are unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

What we are called out for in Dunipace

Sun, frost and rain wear sealant out. Sunlight dries the surface out, until it loses its stretch and starts to crack.

These are the problems we’re asked about most:

  • Gaps left after new windows were fitted
  • White mastic on grey or black frames
  • Water coming in at the bottom corners of a door
  • Cold air getting in at the frame edge

For landlords with property near Larbert station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
