Window mastic in Head of Muir

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes most of a day for a typical house, less for a few frames, including the tidy-up. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We check each frame and agree which ones need doing.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. We clear up and check every joint is fully closed.

Preparing for the visit

  • Clear items away from the joints we are working on
  • Where the joints are inside, avoid wetting them before we arrive
  • On commercial sites, let us know about site rules

Window mastic in Head of Muir, done properly

Behind a thin line of old mastic there’s sometimes a deep void. Packing it solid with sealant gives a joint that can’t flex, so deep gaps get backing rod first. The sealant then grips the two sides it should. We work on aluminium frames, window sills and composite doors, and the jobs we see most are gaps between the frame and the inside reveal and a bead that doesn’t match the frame.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Your job is guaranteed for a year, as with all our work.

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Keep paint and stain on wooden frames in good order
  • Keep jet washers away from the mastic
  • Wash the frames with mild soapy water
  • Check the mastic once a year

Try not to touch the new joint while it cures, for as long as we advise. Don’t point a pressure washer at the joints.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

Common questions in Head of Muir

Can you do window mastic in Head of Muir?

Yes. We work across all of Scotland, and Head of Muir is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Is Head of Muir within the area you cover?

Yes, Head of Muir is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Can new window sealant be painted?

That depends on the product. Some hybrid sealants can be painted; silicone can’t. Mention any painting plans before any work starts.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

Do you have sealant for grey or black windows?

Usually, yes. Tell us the frame colour when you get in touch and we’ll match it as closely as we can.

Landlords, agents and businesses in Head of Muir

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Do you need window mastic in Head of Muir?

Sun, frost and rain wear sealant out. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.

These are the problems we’re asked about most:

  • Cracked internal joints between frame and plaster
  • Damp patches on the reveal after heavy rain
  • Untidy mastic left by window fitters
  • A bead that doesn’t match the frame

For site and facilities teams at buildings such as Denny High School, larger buildings have plenty of frames, and the mastic around each one ages.

Comparing quotes

  • How long the guarantee is
  • Whether all the old sealant comes out first
  • What happens if they find a problem under the old sealant
  • When the joint can take water or movement

How to choose a mastic man

Why deal with it now?

Once mastic fails, rain can get between the frame and the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. A reseal is a much smaller job. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Leaving a failed joint usually makes the job bigger, not smaller. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Why us?

  • A 12-month guarantee on all work
  • Full insurance on every job
  • ARBOMaster approved applicator
  • Anti-fungal silicone where joints get wet

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

When something else is needed

A few problems are outside what sealant work can do:

  • Damp coming through the wall itself rather than the frame joint
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • A frame that has rotted at the joint

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Windows and doors in Head of Muir

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

For landlords with property near Larbert station, renewing tired window mastic between tenants heads off draught and damp complaints. In the older streets around Bonnybridge Parish Church, the joint between an old wall and a newer frame is normally the first place rain gets in.
