Head of Muir questions
Is Head of Muir in your area for floor joint sealing?
Yes. Our work covers the whole of Scotland, and Head of Muir is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Will you come out to Head of Muir?
Yes, Head of Muir is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is it worth trying it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
What does floor joint sealing cost?
It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk and tell us what needs doing and where.
Can you reseal concrete floor joints in an industrial unit?
Yes. We reseal concrete floor joints in commercial and industrial units. The product is chosen for the traffic the floor takes.
Can tenants book the work?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
Floor joint sealing in Head of Muir, done properly
Painted skirting can be sealed with a flexible product that can be painted over. In wet areas we’d normally use silicone, which is not made to be painted. If you have cracked caulk along skirting in bathrooms and kitchens and floor edges that trap water and grime, we can put it right, on concrete floor joints, skirting boards and thresholds alike.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.
Why it’s worth doing now in Head of Muir
The right product depends on the floor and the traffic: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Using the wrong one is why many floor joints fail. Around Head of Muir, water from a failed joint in an older stone home can soak into timber and plaster.
The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

DIY versus a professional finish
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Have a cracking tiled floor checked before tiles break
- Use a well-wrung mop rather than flooding the floor
- Ask before painting over a sealed joint
- Keep heavy wheels off new concrete joints until cured
Keep heavy traffic off resealed concrete joints for the cure time we give you. Cone off the area if needed until it’s ready.
Open skirting gaps let in draughts, dust and sometimes insects. Sealing it keeps the room tidier and stops it getting worse.

What else we do in Head of Muir
When to call us in Head of Muir
An open floor joint fills with dirt and water. In kitchens and bathrooms, mop water gets into the gap.
Look out for any of the following:
- Dirt and water collecting in open floor joints
- Worn sealant at door thresholds
- Tiled floors with no room to move
- Gaps between floors and kitchen plinths
Rented homes near Larbert station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies.
Questions to ask before you book
- Are they insured?
- Whether the sealant suits the joint
- Is the old sealant removed completely?
- Which colour the sealant will be
Joints and finishes in Head of Muir homes
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Floors around Falkirk run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.
Community buildings like Bonnybridge Parish Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear. Managing a site like Denny High School? Then floor and threshold joints in busy corridors wear quickly and are best resealed early.

The process
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. It generally takes a few hours for most rooms, longer for large commercial floors. Outside jobs in Head of Muir need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We clear the edges of the floor so the joints are easy to reach.
- We take out the cracked caulk, grout or old sealant.
- Edges are cleaned and dried.
- We apply a flexible sealant suited to the floor and smooth it.
- Finally, we check the work and talk you through aftercare.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- Clear the area around the work
- Mention any parking rules near the property
