Head of Muir Sand Mastic
Window and door surrounds in Head of Muir need attention? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- Mastic worn away on windows facing the weather
- Open joints round the window box
- Old sand mastic that has cracked, crumbled or fallen out
How we handle sand mastic in Head of Muir
Sand mastic suits most period window surrounds. On modern frames we’d normally use a flexible sealant and we will explain which is best for yours. We work on tenement windows, brick reveals and timber door frames, and common reasons people get in touch are crumbling sand mastic round a window and failed mastic on an exposed elevation.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

How the job changes by surface
Stone surrounds
Stone openings are rarely perfectly straight, so the joint varies in width. We shape it by hand to follow the stone.
Timber door frames
A neat sand mastic joint round a front door suits a period home.
Head of Muir homes and the weather
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
Homes close to Bonnybridge Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you look after a building such as Denny High School, larger buildings have plenty of frames, and the mastic around each one ages.

Do you offer different sealant colours?
Generally, yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before any work starts.
How long does sand mastic take to harden?
It takes a while. It skins first and hardens fully later, and we will tell you what to expect.

Why deal with it now?
New mastic over crumbling mastic won’t hold. Raking out and preparing the joint gives it a sound base so the new work lasts. In a place like Head of Muir, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
What you pay reflects the work, not guesswork. That is why we ask a few questions first and send you a clear quote before work begins.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What we’re called out for in Head of Muir
Timber frames move with the seasons. That movement opens up the mastic joint over time.
Signs it’s time to call us include:
- Cement or filler used on old window joints that has cracked
- Draughty sash windows at the surround
- Failed mastic on an exposed elevation
- Mastic dropping out of the joint
Letting a property close to Larbert station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about.
What your quote should include
- Who turns up on the day
- The length of the guarantee
- Whether they’re fully insured
- How hidden problems are handled
How it works
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to a full day, depending on how many windows from start to finish. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First, we look at the surrounds with you and agree what needs doing.
- The loose and crumbling mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic is not too thick.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- The mastic is finished to sit tidily against the stone or brick.
Preparing for the visit
- Let us know about parking restrictions
- Tell us about any previous sealing or DIY attempts
- For business premises, tell us about site rules or sign-in
