About our remedial sealant in Broomridge
Not every leak is a sealant leak. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. When the fault is elsewhere, we say so instead of resealing for the sake of it. Common call-outs are for kitchen joints letting water behind the worktop and a shower that leaks however often it’s resealed, across mouldy bath & shower sealant, shrunken worktop sealant and expansion joints.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
Every job comes with our 12-month guarantee.

How the job changes by surface
Mouldy bath & shower sealant
Black mould inside the bead will not scrub out. The sealant is cut out completely, the joint treated with a mould remover and dried ahead of a new anti-fungal bead.
Leaking trays & enclosures
When failed joints are the cause, they’re all cut out and renewed, tray edges and screen profiles included.
Aftercare tips
To keep the joints looking good and working properly:
- Keep the room well ventilated
- Have loose fittings fixed before resealing
- Ask why a joint failed before redoing it
- Check ceilings under showers for marks
Give the new sealant its full cure time: normally around 24 hours, or as long as we advise.
Warning signs: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.

How we quote for remedial sealant
Some jobs are bigger than they look, and some smaller. What affects the quote:
- The old material and how stubborn it is
- The product the joint needs
- How many areas need sealing
- Any working-time requirements on site
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.
Asking for a quote
Before you ask for a quote, have a think about:
- Where the job is, and your postcode
- If it’s domestic, commercial or a hotel
- What’s wrong with the joints now
- Any previous sealing or DIY work
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.
Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Why it’s worth doing now in Broomridge
Repeat failures have a cause. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
What you pay reflects the work, not guesswork. That is why we ask about the job first and send you a clear quote before work begins.

What we do, step by step
Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most joints, depending on how much old sealant has to come out. For a place like Broomridge, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We protect the surfaces around the joint.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.
Preparing for the visit
- Let us know about earlier repairs to the joints
- Mention any sign-in or site rules at work premises
- Mention any leaks or damp you’ve noticed

Bathrooms and kitchens in Broomridge
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Around Broomridge, as everywhere, remedial sealant is only as good as the preparation behind it. Rented homes near Stirling station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

FAQs for Broomridge

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
Will you come out to Broomridge?
Yes. Broomridge is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you fix expansion and movement joints?
Yes. If a joint has been filled with mortar or rigid filler, we rake it out where possible, then the joint is sealed properly.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before resealing.
What do you need from me for a quote?
A short description and the location, with photos by email if possible. We’ll ask anything else we need to know.
What if the leak is not the sealant?
Then we explain what we have found. You may need a plumber or bathroom fitter before any new sealant goes on.
Do you hold any approvals?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
