How we handle remedial sealant in Dunipace

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re ARBOMaster approved and fully insured, and remedial work carries our 12-month guarantee. We work on botched or over-sealed joints, failed movement joints and shrunken worktop sealant, and the jobs we see most are dark patches showing through the sealant and sealant peeling off a dusty or damp surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

Our work is backed for twelve months, in Dunipace and everywhere else we cover.

What remedial sealant looks like in Dunipace

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For landlords with property near Larbert station, a joint that keeps failing is best fixed properly while the property is empty.

Signs you need remedial sealant in Dunipace

Silicone only bonds to surfaces that are clean and dry. Residue, moisture or dust left in the joint weaken the bond, so it starts lifting sooner than it should.

People normally contact us when they notice something like this:

  • Sealant peeling off a dusty or damp surface
  • Repeat leaks from the same joint
  • Black mould underneath the bead
  • Thick, messy sealant smeared over tiles

Schools such as Denny High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Dunipace: your questions answered

Is Dunipace within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you cover Dunipace for remedial sealant?

Yes, Dunipace is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

My shower still leaks after a reseal. Can you sort it?

Yes, usually. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Can you reseal a split movement joint?

Yes. Where mortar or filler has been used instead of sealant, it’s removed where it can be, then the joint is sealed properly.

What do you need from me for a quote?

Let us know what needs doing and where. We will ask anything else we need to know.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.

What if the leak is not the sealant?

That is why we look for the cause first. If we find the leak is elsewhere, we tell you before going further.

Different surfaces, different methods

Movement & expansion joints

Movement joints in floors, walls and façades need a flexible sealant set to the right depth. We remove the failed sealant, fit backing and reseal with a low-modulus product.

Windows & doors

Wrong-coloured or messy mastic can be replaced for appearance too, matched to the frame colour.

When it isn’t the sealant

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Failed tanking or loose tiles behind the sealant
  • A bath, tray or worktop that moves until it’s properly fixed
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Expansion joints
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Failed movement joints
  • Mouldy bath & shower sealant

How to look after the new joints

After the cure time, these simple habits help:

  • Air the bathroom so the sealant can dry
  • Always have old sealant cut out, not covered
  • Keep movement joints clear of mortar and paint
  • Get the cause of a repeat leak found before resealing

Leave the new joint to cure fully before it gets wet or moves: follow the cure time we give you.

Signs to act on: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The process

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, depending on how many layers have to come out. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Preparing for the visit

  • Clear items away from the joints we’re working on
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any leaks or damp you’ve noticed
