Remedial sealant near Grangemouth

About our remedial sealant in Grangemouth

In Grangemouth, as anywhere, remedial jobs tend to look alike: over-sealed joints, hidden mould, repeat leaks and split movement joints. Each is stripped back and done again properly. We are often asked to deal with floor or wall movement joints that have failed and kitchen joints letting water behind the worktop, across botched or over-sealed joints, leaking tray & enclosure joints and shrunken worktop sealant.

Scottish towns like Grangemouth tend to mix older stone-built streets, harled houses and newer estates. Bathrooms and kitchens across all of them need their sealant and grout renewing from time to time.

All our work is covered by our one-year guarantee, wherever you are in Falkirk.

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

We also work for property managers and facilities teams in Grangemouth and across Falkirk. Several sites can be quoted together.

Surface by surface

Mouldy bath & shower sealant

Mould can sit behind the silicone, not just in it. We treat the exposed joint once the bead is out so the new sealant starts clean.

Windows & doors

A frame that keeps leaking may not be the mastic. If the frame joint is not the cause, we’ll say so.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Grangemouth questions

Do you work for hotels and guest houses in Grangemouth?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Can you help a landlord with a rental near Polmont station?

Yes. We work for landlords and agents as well as householders. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator.

How do I get a quote for remedial sealant in Grangemouth?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Do you offer different sealant colours?

In most cases you can choose. We will explain which colours are available and agree one before work begins.

Can you fix a reseal that hasn’t worked?

Yes. We check it’s the sealant and not the tray, valve or waste, then strip and reseal the joints.

Do you guarantee remedial jobs?

Yes. Remedial work carries the same 12-month guarantee as all our work.

What if the leak is not the sealant?

In that case, we tell you what we have found. A plumber or fitter may be needed before any new sealant goes on.

Do you need remedial sealant in Grangemouth?

Using the wrong product is a common cause: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. Each fails in its own way.

The most common problems we see are:

  • Floor or wall movement joints that have failed
  • Beads that never stuck properly
  • Mould trapped under a layer of silicone
  • Caulk or the wrong sealant used in a wet area

Homes close to Sacred Heart Rc Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

  • When the joint can take water or movement

Remedial sealant in Grangemouth: local notes

Grangemouth is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Managing a site like Beancross Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Polmont station, botched sealant from a previous quick fix is easier to strip out between tenants.

The process

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a few hours, depending on how many layers have to come out from start to finish. In a Scottish town like Grangemouth, parking is normally straightforward, though older centres can be tighter. If you’re in a flat with a shared stair or a door entry system, let us know when you book.

  1. First we find out how and where the joint has failed.
  2. All the old sealant comes out, including any layers underneath.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. The new joint is tooled neatly and we explain anything else we found.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Don’t point over movement joints
  • Don’t wait for a small gap to become a leak
  • Do not add new sealant on top of old
  • Report a tray that rocks or a worktop that lifts

If we have found a cause, such as a loose tray or a leaking waste, get it fixed, because the new sealant cannot hold back a problem underneath.

Don’t keep resealing the same joint. Get the cause found first, otherwise the next attempt will fail too.

Why it’s worth doing now in Grangemouth

Mould under a bead can’t be reached by cleaning. The layers have to come out, and the joint treated and dried before resealing. In Grangemouth, wind and rain soon get through failed outside joints. Indoors, failed sealant lets water into floors and ceilings.

Combining jobs into one visit normally makes better use of the time than several visits. We’ll give you a clear price for the lot.
