Glensburgh Remedial Sealant
We cover Glensburgh for removing failed, mouldy or leaking sealant and putting it right. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.
- A second bead peeling off the first
- Black mould underneath the bead
- Products that weren’t meant for the joint
Remedial sealant in Glensburgh
Remedial work is what we do when sealant has failed or been done badly. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all need stripping out. If you have sealant that came away because the surface wasn’t prepared and a second bead peeling off the first, we can put it right, whatever the surface.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
A 12-month guarantee comes as standard, so you’re covered after we have gone.

Do you need remedial sealant in Glensburgh?
All sealant wears out eventually. Mould grows into the silicone, the surface hardens and the bead shrinks, especially in damp, poorly aired rooms. At that point it has to come out.
Look out for these signs:
- Leaks that keep coming back after resealing
- Smears and lumps from a botched reseal
- Caulk or the wrong sealant used in a wet area
- Mould trapped under a layer of silicone
If you look after a building such as Graeme High School, we reseal washrooms and kitchens in schools and businesses as well as homes.
What your quote should include
- What insurance they hold
- What preparation is included
- Is the old sealant removed completely?
- Whether VAT is included
Honest limits
We’d rather tell you now than do work that will not last, so these are the limits:
- Failed tanking or loose tiles behind the sealant
- Older mastics that may need an asbestos check before removal
- A bath, tray or worktop that moves until it’s properly fixed
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.
Joints and surfaces we work on
- Expansion joints
- Leaking tray & enclosure joints
- Shrunken worktop sealant
- Botched or over-sealed joints
- Mouldy bath & shower sealant
- Failed movement joints
Work for landlords, hotels and businesses
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
What happens if it’s left?
A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing generally puts it right. Where something else has failed, you’ll hear it from us. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Can I do it myself?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

The process
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a typical bath or shower, longer where several layers have been applied. Outside jobs in Glensburgh need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.
Getting ready for the visit
- Mention if the joints have been sealed before
- Tell us about any water getting in
- Try not to wet indoor joints just before the visit

Questions from Glensburgh
Do you work for hotels and guest houses in Glensburgh?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Will you come out to Glensburgh?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Can you match the sealant colour?
In most cases you can choose. We will tell you which colours the right product comes in and agree one before work begins.
Can old silicone be taken off without scratching the tiles?
Yes. Careful removal is most of a remedial job, particularly on softer surfaces like acrylic.
When is the sealant fully cured?
Cure times vary by product. We tell you how long to leave it before we go.
Does remedial work come with a guarantee?
Yes, for 12 months. Where we’ve flagged another fault, it needs fixing for the joint to last.
Can you take off two layers of silicone?
Yes. We remove every layer; over-sealing fails because silicone won’t bond to silicone.

Aftercare tips
Simple care keeps the joints in good condition. Our advice:
- Look for stains below bathrooms now and then
- Check trays and worktops don’t move
- Air the bathroom so the sealant can dry
- Keep movement joints clear of mortar and paint
Where we’ve pointed out another fault, have it put right, or the new joint may fail again.
Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into floors, walls or ceilings. Early action keeps it to a sealant job.
