Remedial sealant in Skinflats, done properly
Getting old sealant out properly is slow, careful work. We cut out every layer, clear the residue and degrease the surfaces, taking care not to scratch the surfaces around it. Only then can new sealant bond. If you are dealing with over-sealed joints coming away and torn expansion joints, we can put it right, whatever the surface.
Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
We stand behind the work with a 12-month guarantee.

What the job involves on each surface
Movement & expansion joints
Some movement joints have been filled with mortar or grout. We rake that out where it can be removed and seal with a flexible product.
Over-sealed & botched joints
A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. Only a clean joint will take a new bead.

What remedial sealant looks like in Skinflats
Skinflats is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

What we are called out for in Skinflats
A lot of failed joints have been sealed over rather than replaced. Silicone doesn’t bond to silicone, so the new layer peels, and damp and mould settle between them.
Look out for any of the following:
- Decorators’ caulk around a bath or shower
- Floor or wall movement joints that have failed
- Repeat leaks from the same joint
- Mould trapped under a layer of silicone
If you look after a building such as Graeme High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What we cannot put right
A few problems are outside what sealant work can do:
- Sealant in an older building that needs testing for asbestos first
- A leaking trap, valve or supply pipe
- Tiles that have come away from the wall
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.
Joints and surfaces we work on
- Mouldy bath & shower sealant
- Leaking tray & enclosure joints
- Failed movement joints
- Shrunken worktop sealant
- Expansion joints
- Botched or over-sealed joints
DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Deal with small splits early
- Never seal over old silicone
- Use a soft cloth, not a scourer, on silicone
- Find out why the sealant failed first
Clean gently: a mild cleaner and a soft cloth, with no blades or scourers.
A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.
What affects the cost of remedial sealant
Jobs vary more than people expect. The main factors:
- The number and length of the joints
- Whether the work is at height
- When we can work, for business premises
- How many areas need sealing
The cost reflects the work involved, not guesswork. That is why we ask a few questions first.
What to tell us for a quote
When you call or email, it’s useful to know:
- Whether it’s a home or a business
- What’s wrong with the joints now
- If someone has resealed it before
- Where the job is, and your postcode
Every job is quoted individually. Just drop us a line at info@mrmastic.co.uk with the details and send photos if you have them.
Skinflats: your questions answered
Do you cover Skinflats for remedial sealant?
Yes, Skinflats is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Can you help a landlord with a rental near Falkirk Grahamston station?
Yes. We work for landlords and letting agents as well as householders. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
Can you strip sealant from an acrylic tray safely?
Yes. Careful removal is most of a remedial job, particularly on softer surfaces like acrylic.
Is there any odour?
Some sealants have a smell while they cure, but it fades. Opening a window helps.
What if resealing won’t fix my leak?
We check for that before we reseal. If we find the leak is elsewhere, we tell you before going further.
Can you take off two layers of silicone?
Yes. Each layer is cut out and the residue cleaned off, then the joint is resealed once.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned.
Where do you work from?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
The process
At the end, we look at the finished work together and tell you how long to leave it. The visit itself generally takes a few hours for most joints, depending on how much old sealant has to come out, depending on how much there is to do. For a place like Skinflats, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.
How to prepare
- For business premises, tell us about site rules or sign-in
- Keep pets and children clear of the area while we work
- Clear items away from the joints we are working on
