Landlords, agents and businesses in Carron

About our remedial sealant in Carron

A joint that keeps failing usually has a reason. Movement, the wrong product or a leak from somewhere else will defeat even a perfect bead. We look for the cause before we reseal. If you’re dealing with black mould underneath the bead and movement joints that have split or pulled away, we can put it right.

Bathrooms in smaller places like Carron work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

We stand behind the work with a 12-month guarantee, so you are covered after we’ve gone.

What affects the cost of remedial sealant

The quote reflects the job in front of us. We take into account:

  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved
  • The type of sealant required
  • How easy the joints are to reach

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.

Helping us quote

When you contact us, it’s useful to know:

  • Where the property is
  • Roughly how big the job is
  • Whether it’s a home or a business
  • Photos by email, if that is easy

If you are in Carron and need remedial sealant, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

Remedial sealant in Carron: local notes

Carron is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Letting a property close to Larbert station? Then a joint that keeps failing is best fixed properly while the property is empty. Homes close to Stenhouse and Carron Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Carron is about 2 miles north of Falkirk, in Falkirk. Carron gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Carron is one of 50 towns and villages in Falkirk we cover. There’s also a page for Glasgow, roughly 22 miles from Carron.

Jobs for remedial sealant in FK2 and FK5 is quoted and booked the same way as anywhere else. That includes homes and businesses on Ochil Terrace, McLaren Terrace and Montgomery Place. DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Leave it or put it right?

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and the residue left behind stops the next bead bonding. Careful stripping is where most of our time goes. In a place like Carron, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Common problems we fix in Carron

Some joints fail because water is reaching them from behind. A slow leak behind the tiles soaks the joint from the back, and the sealant lifts or goes mouldy from underneath.

People normally contact us after spotting one of these:

  • Black mould underneath the bead
  • Worktop sealant that has shrunk and split
  • Decorators’ caulk around a bath or shower
  • Torn expansion joints

Schools such as Falkirk High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

How to look after the new joints

To keep the joints looking good and working properly:

  • Air the bathroom so the sealant can dry
  • Ask why a joint failed before redoing it
  • Clean sealant with mild products only
  • Do not wait for a small gap to become a leak

If the joint ever needs renewing, have it cut out, not sealed over. New silicone does not bond to old, so the old bead should always come out first.

Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.

How it works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a typical bath or shower, longer where several layers have been applied. Outside jobs in Carron need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Let us know about earlier repairs to the joints
  • On commercial sites, let us know about site rules
