About our glazing silicone in Carron
Glass and frames expand and contract differently, so the sealant between them does a lot of work. When it cracks or lets go, water gets in. We replace it with a glazing silicone that suits the glass and frame. Common call-outs are for glass-to-glass joints that have split and water getting into a conservatory at the joints, across rooflights, glass balustrade bases and shower screens.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Squeegee the shower screen after each use
- Clean glass with a mild cleaner and a soft cloth
- Check the gutters above the glazing for debris
- Avoid strong solvents on or near the sealant
Clear the conservatory gutters regularly so water does not back up against the seals. Blocked gutters can push water where it shouldn’t go.
Act on black or lifting silicone early. Peeling silicone lets water in behind and the problem grows.
When it isn’t the sealant
We will not take on work that will not last, so here’s what sealant cannot put right:
- A sagging or failing conservatory roof
- Failed flashing around a conservatory
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)

FAQs for Carron
Does the coastal weather in Carron affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Is Carron within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for hotels and businesses?
Yes, regularly. We can plan bigger jobs in stages.
Can you reseal a frameless shower screen?
We can. The old bead comes off without marking the glass before cleaning and resealing.
I rent my home. Can I book you?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
Can you fix a leaking conservatory?
That depends where the water is getting in. Sealant joints we can renew, but roof panels and structural problems need a conservatory specialist or roofer.
Do you remove the old sealant?
Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Can you replace a misted double-glazed unit?
No. Misting between panes means the sealed unit has failed, and a glazier needs to replace it.
What we do, step by step
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes anything from an hour or two to most of a day, depending on the size of the job, depending on the amount of work. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We look at the glazing and agree which joints need resealing.
- We cut away the failed silicone.
- We clean and prepare the joint.
- We apply and tool the new silicone.
- The joints are checked before we leave.
Before we arrive
- On commercial sites, let us know about site rules
- Mention any tricky access
- Keep children and pets away from the work area
How to get a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
Related advice
What the job involves on each surface
Glass-to-glass joints
Where two panes meet, the silicone joint takes all the movement. The bead needs to be tidy and fully bonded.
Glass balustrade bases
Outdoor balustrade joints face the weather. A sound sealant joint keeps them tidy and dry.
What affects the cost of glazing silicone
You’ll get a clear quote before work begins. It’s based on:
- The type of sealant required
- Whether the work is at height
- Any mould that needs treating
- When we can work, for business premises
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
What we need to know
You do not need to know the technical terms. It helps if you can tell us:
- How many joints, rooms or windows are involved
- How we’d reach the joints
- What’s wrong with the joints now
- If someone has resealed it before
To get a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear quote before any work starts.
For landlords and businesses
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for.

When to call us in Carron
Using a sealant not made for glass causes many failures. Some products do not bond well to glass, and acetoxy types can attack some frame materials.
These are the problems we’re asked about most:
- Split or lifting silicone on glass
- Leaks from the base of a shower screen
- Failed sealant around rooflight glass
- Sealant that was laid over old silicone and failed
If you look after a building such as Falkirk High School, the mastic around its windows and doors needs looking after like any other building’s.
Questions to ask before you book
- What happens if they find a problem under the old sealant
- What the quote includes, VAT included or not
- What preparation is included
- When the joint can take water or movement
Windows and doors in Carron
Carron is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
If you live in an older home near Stenhouse and Carron Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Letting a property close to Larbert station? Then glazing joints are worth checking at the end of a tenancy, before a small leak grows.
