Bathroom & kitchen resealing in Torwood, Falkirk
Bath, shower, basin, wet room, worktop and sink resealing for Torwood, backed by a 12-month guarantee. Call for a quick quote.
- Damp behind the bath or under the tray
- Water escaping at the shower enclosure
- Water getting behind the kitchen upstand
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Wait for the cure time we give you
- Use gentle cleaners on the silicone
- Look for lifting corners and small gaps now and then
- Wipe up water along the back of the worktop
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
Bathroom resealing in Torwood, done properly
Homes in Torwood have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We are often asked to deal with black mould in the silicone that won’t clean off and gaps where the bath or tray has moved, across baths, wet rooms and kitchen worktops & upstands.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Questions from Torwood
Is Torwood in your area for bathroom resealing?
Yes, Torwood is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Is Torwood within the area you cover?
Yes. Torwood is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
What information do you need?
Let us know what needs doing and where, with pictures by email if possible. If we need more, we’ll ask.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
Is there any odour?
That depends on the sealant. Some products have a noticeable smell, others very little.
Is white the only colour available?
There’s a choice: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
How long before the new sealant can get wet?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
Do you do commercial work?
Yes. We’ve worked for hotels, offices and other businesses and we’re fully insured.
Leave it or put it right?
Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

What bathroom resealing looks like in Torwood
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Schools such as Denny High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

When to call us in Torwood
No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.
Most people get in touch when they notice something like this:
- Water escaping at the shower enclosure
- A reseal done over the top of the old bead
- A messy, uneven bead from a previous reseal
- Water getting behind the kitchen upstand
Letting a property close to Larbert station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
What to look for in a quote
- What preparation is included
- Who does the work, and how experienced they are
- What happens if the job turns out different
- Which sealant they’ll use, and why
What happens on the day
When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work usually takes around two hours for one bath or shower, longer for a whole bathroom. Outside jobs in Torwood need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know about parking restrictions
- On commercial sites, let us know about site rules

Related advice
Different surfaces, different methods
Baths
Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest.
Basins & vanity units
On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.
What sealant work cannot fix
Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:
- Water coming from the plumbing rather than the joint
- Cracks in the tray itself rather than the joint
- Failed grout lines across the wall
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.
