New build mastic for Crombie homes and businesses

New build mastic in Crombie

Some new-home owners let the house settle before resealing. For small cosmetic gaps, that is reasonable, but a failed shower or bath seal shouldn’t wait. We work on windows & doors, bathrooms & en suites and show homes, and common reasons people get in touch are sealant work across a run of new homes and new-build shower sealant that has already split.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

Your job is guaranteed for a year, as with all our work.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

How the job changes by surface

Bathrooms and en suites

New-build bathrooms and en suites are where sealant fails most often. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.

Windows and doors

Draughts around new frames are often a sealant gap. We look at the joints and reseal where needed.

Your questions about new build mastic in Crombie

I let a flat near Dunfermline City station. Can you help?

Yes. We work for letting agents and landlords as well as householders. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Is Crombie in your area for new build mastic?

Yes, Crombie is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Can you work from my snagging list?

Yes. We often work straight from a snagging list. We agree the sealant items with you before work begins.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

What do you need from me for a quote?

Let us know what needs doing and where. We’ll ask anything else we need to know.

Leave it or put it right?

A quick bead over the top of the old sealant can look fine at first, but it will not bond to the old layer. A lasting seal starts with removing the old one completely. In an older home around Crombie, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Signs you need new build mastic in Crombie

A new house holds a lot of water from the build, and it dries out over the first couple of years. Drying timber shrinks and pulls joints apart, and sealant that can’t keep up splits.

It’s worth asking for a quote if you see:

  • Sealant applied over dusty or wet surfaces
  • Kitchen sealant that has pulled off the wall
  • Second-fix sealing on new plots
  • Joints pulling apart as timber shrinks

Around Crombie, as everywhere, new build mastic is only as good as the preparation behind it.

What your quote should include

  • Are they insured?
  • What happens if the job turns out different
  • How much experience the applicator has
  • When the joint can take water or movement

What happens on the day

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours for most snagging lists, longer for a run of plots, including the tidy-up. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First we work through your snagging list or plot schedule with you.
  2. Failed or untidy sealant is cut out completely.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Finally, each room is checked and you’re given the cure time.

Before we arrive

  • Move anything stored near the joints
  • Mention if the joints have been sealed before
  • Mention any tricky access

Quotes for new build mastic in Crombie

We don’t publish a price list, because jobs vary so much. The quote depends on:

  • The old material and how stubborn it is
  • How many areas need sealing
  • The type of sealant required
  • Whether the work is at height

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • The rough size of the job
  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height

Every job is quoted individually, so start by telling us what you need. Just drop us a line at info@mrmastic.co.uk with the details, and pictures are welcome.
