Window mastic in Blackridge, done properly

Homes in Blackridge have every kind of window: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We work on timber windows & doors, window sills and patio & French doors, and the jobs we see most are black, perished sealant on frames and draughts coming in around windows and doors.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Each job carries a 12-month guarantee, whatever its size.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Keep paint and stain on wooden frames in good order
  • Don’t use solvent cleaners on the joint
  • Use gentle cleaners on frames and sealant
  • Clear any debris from frame drain holes

Check the drainage slots in the frames are not blocked, so water can run away instead of sitting against the joint.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

Can I do it myself?

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

For landlords and businesses

We also work for property managers and facilities teams in Blackridge and across West Lothian. Several sites can be quoted together.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

How it works

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes most of a day for a typical house, less for a few frames. Outside jobs in Blackridge need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First we look at every frame and agree the list.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Where gaps are deep, backing rod goes in first.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Finally we tidy up and check each joint.

Preparing for the visit

  • Mention any tricky access
  • Let us know about parking restrictions
  • Keep children and pets away from the work area

Windows and doors in Blackridge

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you let a flat or house near Blackridge station, renewing tired window mastic between tenants heads off draught and damp complaints. If you look after a building such as Armadale Academy, the mastic around its windows and doors needs looking after like any other building’s.

Blackridge is about 5 miles west of Bathgate, in West Lothian. Anywhere in EH48, we cover window mastic for homes and businesses. Our area takes in 58 places across West Lothian, large and small. You can also see our page for Glasgow, roughly 20 miles from Blackridge.

What happens if it’s left?

Failed mastic is not a reason to replace sound windows. Where the frames are sound, new mastic normally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we’ll tell you. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.

What affects the cost of window mastic

Every job gets its own quote. These are the things that affect it:

  • The product the joint needs
  • Working hours on commercial sites
  • The old material and how stubborn it is
  • How many rooms, windows or areas are involved

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.

What we need to know

There’s no need for technical detail. Just tell us:

  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • The problem you’ve noticed
  • If someone has resealed it before

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

Your questions about window mastic in Blackridge

Do you cover smaller places like Blackridge?

Yes, Blackridge is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

I let a flat near Blackridge station. Can you help?

Yes. We work for landlords and agents as well as householders. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can new sealant go over the old?

No, because it fails. We remove every bit of old sealant first.

How much does window mastic cost in Blackridge?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Will resealing my frames help with draughts?

Often, yes. Air often gets in between the frame and the wall, and resealing inside and out closes it.

Can you match the sealant to my frames?

Yes. Grey and black frames get grey or black sealant, and wood-effect frames usually suit brown.

Are you fully insured?

Yes. We are fully insured, and we can confirm the details when we quote.
