New build mastic for homes and businesses in Greenrigg

In a new home, every joint should have a clean, even bead. Smeared, patchy or cracked sealant is worth sorting early, before water reaches anything behind it. If you have beads laid onto grit and dust from the build and new-build shower sealant that has already split, we can put it right.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Follow the cure time we give you
  • Wipe joints with warm soapy water
  • Raise failed sealant with the developer while you are covered
  • Check bath and shower seals every few months as the house settles

Watch the joints as the house settles. Small gaps can appear as the house dries, and they’re simple to reseal once movement has slowed.

A failed seal in a new home lets water into joists, plasterboard and ceilings. Early resealing keeps the job small.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Why it’s worth doing now in Greenrigg

A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Resealing promptly protects the new finishes around it. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What it costs depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

Greenrigg: your questions answered

Is Greenrigg in your area for new build mastic?

Yes. Our work covers the whole of Scotland, and Greenrigg is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Is Greenrigg within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Is it normal for sealant to crack in a new home?

It’s common, and there are normally two reasons: the house moving as it dries, and sealant that never bonded properly. Cutting it out and resealing properly fixes both.

Can you match the sealant colour to my new kitchen or bathroom?

White and clear are the most common, but other colours are available. We match the colour to the finish.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.

What does new build mastic cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

What we are called out for in Greenrigg

Later trades and the final clean can damage fresh sealant. A bead disturbed before it has cured may never seal properly, and the problem shows up after you move in.

The problems people usually mention when they call are:

  • Gaps between new skirting and floors
  • Leaking shower tray seals in a new home
  • Plot mastic for developers ahead of handover
  • Joints pulling apart as timber shrinks

If you’ve bought a new home near Blackridge station, the sealant around baths, showers and frames is worth checking in the first year or two.

10 questions to ask before booking

What affects the cost of new build mastic

The price is agreed before any work begins. It takes into account:

  • Any working-time requirements on site
  • How much old sealant there is and how hard it is to remove
  • The number and length of the joints
  • How many rooms, windows or areas are involved

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • How we’d reach the joints
  • Roughly how big the job is
  • A few photos by email, if you can
  • What the problem is, such as mould, gaps, leaks or cracking

Every job is quoted individually, so the first step is telling us about yours. Simply send an email to info@mrmastic.co.uk and describe the job, and pictures are welcome.

What we do, step by step

Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. It normally takes a few hours for most snagging lists, longer for a run of plots. Outside jobs in Greenrigg need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. Each joint is checked for movement before any work starts.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. We check every joint and leave you with the cure times.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any sign-in or site rules at work premises
  • Keep children and pets away from the work area
