Regrouting for Greenrigg homes and businesses

About our regrouting in Greenrigg

Grout is the filler between your tiles, and sealant is what goes along the bath, tray or worktop. Once grout starts to crack or wash away, water can get in behind the tiles. Our job is to rake it out and put new grout in and renew the silicone at the edges. If you have splashback grout that has darkened and good tiles let down by tired grout, we can help.

In and around a place like Greenrigg, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

What affects the cost of regrouting

There’s no set price list. The quote depends on:

  • Any mould that needs treating
  • Whether the work is at height
  • The type of sealant required
  • Working hours on commercial sites

What it costs depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before we start.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Whether it has been sealed before
  • Whether it’s a home or a business
  • Photos by email, if that’s easy
  • How we’d reach the joints

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved and give you a clear price.

Greenrigg questions

Do you cover Greenrigg for regrouting?

Yes, Greenrigg is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

I let a flat near Blackridge station. Can you help?

Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.

What information do you need?

Let us know what needs doing and where, plus photos if you have them. If we need more, we will ask.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

What guarantee comes with the work?

Our 12-month guarantee covers every job, including regrouting.

Can you seal over the old sealant?

No. The old sealant always comes out first, so the new joint bonds to clean surfaces.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Wipe or squeegee the shower walls
  • Stick to mild products for cleaning grout
  • Run the extractor fan during and after a shower
  • Avoid neat bleach and strong acid descalers on grout

If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and open a path for water.

Leaving failed grout can mean tiles come loose. Once that happens, regrouting will not fix it so early action pays.

Greenrigg homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you let a flat or house near Blackridge station, stained grout drags a rental down, and regrouting between lets puts that right. For site and facilities teams at buildings such as Armadale Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What the job involves on each surface

Kitchen splashbacks

A splashback can be regrouted without touching the worktop. The joint along the worktop is resealed with silicone.

Bathroom floors

Cracked floor grout can point to movement underneath. We check the tiles before regrouting.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Cracked or broken tiles
  • A leaking shower valve or waste
  • A structure that flexes behind the tiles

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Kitchen splashbacks
  • Shower walls
  • Bathroom wall tiles
  • Wet rooms
  • Tiled floors
  • Bathroom floors

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What happens if it’s left?

Bleach can lighten stained grout for a while, but stains and mould that have soaked in tend to return. Replacing the grout and resealing the edges is a lasting fix. In an older home around Greenrigg, damp from a failed joint can get into timber and plaster.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

The process

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before any work starts. The work usually takes a few hours for a shower enclosure, longer for a whole room. Somewhere like Greenrigg may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Let us know if you’ve seen damp or leaks
  • Let us know about parking restrictions
