External mastic in Greenrigg

Ground-floor and low-level joints are straightforward to reach. Where joints are higher up, tell us about the building when you get in touch and we will confirm what’s needed to reach them safely. If you have old sealant gone brittle and cracked and panel joints letting water in, we can put it right.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

Every job comes with our one-year guarantee.

When it is not the sealant

It helps to know what we can’t do:

  • Cracked brickwork or render that needs a builder or plasterer
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Structural movement, which needs a surveyor or engineer

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

  • Render & cladding joints
  • Copings & trims
  • Brickwork movement joints
  • Joints between brick and frames
  • Façade panels
  • Concrete & block

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Leave it or put it right?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. In a place like Greenrigg, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Greenrigg questions

Will you come out to Greenrigg?

Yes. Greenrigg is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Blackridge station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Can you reach joints on upper floors?

It depends on the building. Where joints can be reached safely, we will do them. Give us some details and we’ll confirm the access.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Common problems we fix in Greenrigg

Many joints fail because they were sealed too deep or with nothing behind them. Sealant bonded to three sides has nowhere to go and rips as the joint opens.

The most common problems we see are:

  • Joints pointed up with cement by mistake
  • Old sealant gone brittle and cracked
  • Plants rooting in failed movement joints
  • Brick movement joints where the sealant has split

Managing a site like Armadale Academy? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Choosing a sealant specialist

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Get split or bare joints resealed while the damage is small
  • Clear growth from the base of walls and joints
  • Keep movement joints as flexible joints, not mortar
  • Keep water from gutters off the wall

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

Once a joint can’t move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.

How the visit works

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. Most jobs take a few hours to a few days, depending on the length of joint and the access. For a place like Greenrigg, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Tell us about any water getting in
  • Mention any tricky access

Advice

Landlord and commercial work in Greenrigg

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Greenrigg buildings and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

If you let a flat or house near Blackridge station, split movement joints are easy to miss on a rental until damp shows inside.
