How we handle new build mastic in Westrigg

New homes move as they dry out. Timber dries and shrinks, and baths and trays settle, so sealant that was laid quickly before handover often cracks. We work on plot handovers, bathrooms & en suites and kitchens, and people most often call us about plot mastic for developers ahead of handover and gaps behind new kitchen upstands.

For a place like Westrigg, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

You get a one-year guarantee, the same in Westrigg as everywhere else we work.

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for.

Honest limits

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Leaking fittings rather than failed sealant
  • Damaged fittings that need replacing
  • A tray or bath that isn’t properly supported, until it’s fixed

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Show homes
  • Kitchens
  • Bathrooms & en suites
  • Plot handovers
  • Windows & doors
  • Skirting & floors

How the job changes by surface

Bathrooms and en suites

Trays and baths in new builds settle as they’re used. We reseal once the old bead is fully out.

Windows and doors

Draughts around new frames are often a sealant gap. We look at the joints and reseal where needed.

How to look after the new joints

Looking after new joints is easy:

  • Ventilate bathrooms well, especially in the first year
  • Record problems with dated photos
  • Act quickly if a seal starts to leak
  • Follow the cure time we give you

Leave the sealant for the cure time we give you before showering or bathing. Most silicones need around a day.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and protects the rest of the house.

Westrigg: your questions answered

Is Westrigg in your area for new build mastic?

Yes, Westrigg is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is Westrigg within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can you work from my snagging list?

Yes. Send the list and a few pictures of the sealant items and we will give you a quote. We will flag anything that needs another trade.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Do you work for landlords and businesses?

Yes. We work for householders, landlords, letting agents, businesses and hotels across West Lothian.

Will the old sealant be removed?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

What we do, step by step

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. The job generally takes anything from a few hours to several days, depending on the number of plots. Outside jobs in Westrigg need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. Failed or untidy sealant is cut out completely.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. We check every joint and tell you how long each needs to cure.

Preparing for the visit

  • Mention any tricky access
  • Tell us about any previous sealing or DIY attempts
  • Try not to wet indoor joints just before the visit

Advice

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What affects the cost of new build mastic

Your quote is based on your job. We look at:

  • Mould in or behind the old joints
  • Any working-time requirements on site
  • The type of sealant required
  • The number of rooms or windows

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • The rough size of the job
  • How we’d reach the joints
  • What’s wrong with the joints now
  • Whether it has been sealed before

Need a quote? Please send an email to info@mrmastic.co.uk with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.
