Your questions about floor joint sealing in Westrigg

Is Westrigg in your area for floor joint sealing?

Yes. Our work covers the whole of Scotland, and Westrigg is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Will you come out to Westrigg?

Yes. Westrigg is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Where are you based?

Our base is Crawley. Our area covers South East England, London and Scotland.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

How do I get a quote for floor joint sealing in Westrigg?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.

I rent my home. Can I book you?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

About our floor joint sealing in Westrigg

Every floor moves a little, so its edges need a joint that can flex. We seal skirting gaps, tiled floor movement joints and concrete floor joints with a sealant suited to the movement and traffic. We work on thresholds, tiled floors and wet room & bathroom floors, and common reasons people get in touch are open joints that fill with dirt and perimeter joints in tiled floors filled with grout.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What we can’t put right

In fairness, there are a few things sealant will not fix:

  • Failed waterproofing under a wet room floor
  • Movement too big for a sealant joint
  • Tiles that have lifted or broken

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Thresholds
  • Commercial floors
  • Wet room & bathroom floors
  • Skirting boards
  • Tiled floors
  • Concrete floor joints

What happens if it’s left?

The right product depends on the floor and the traffic: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Using the wrong one is why many floor joints fail. In an older home around Westrigg, damp from a failed joint can get into timber and plaster.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Surface by surface

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. We rake out that line and seal it.

Skirting boards

Skirting pulls away from the floor as floors shrink and settle. We seal them with a flexible sealant rather than caulk in a colour to suit.

What floor joint sealing looks like in Westrigg

Floors around West Lothian run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

Letting a property close to Blackridge station? Then gaps at skirtings and thresholds are worth sealing between tenancies. Managing a site like Armadale Academy? Then floor and threshold joints in busy corridors wear quickly and are best resealed early.

Work for landlords, hotels and businesses

We work for letting agents and landlords as well as householders. Sealant work between tenants keeps a property looking cared for.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

How we quote for floor joint sealing

The price is agreed before any work begins. It’s based on:

  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • The number and length of the joints
  • The product the joint needs

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

What to tell us when you ask for a quote:

  • A few photos by email, if you can
  • Where the property is
  • Any access issues, like height or stairs
  • If it’s domestic, commercial or a hotel

We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What we do, step by step

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours, depending on the length of joint. Outdoor work around Westrigg depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Before we arrive

  • Keep children and pets away from the work area
  • Let us know about stairs, lifts or work at height
  • Move anything stored near the joints
