New build mastic in Eastfield, done properly
Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. While the builder’s snagging or warranty period runs, report it to them first and if that stalls, we can do it. We work on show homes, plot handovers and bathrooms & en suites, and common reasons people get in touch are gaps opening as the house dries out and settles and skirting joints opening in the first winter.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
Our work is backed for twelve months.

What we cannot put right
Before you book, it’s worth knowing the limits:
- Disputes or warranty claims with your builder
- Movement caused by a poorly fitted tray or bath
- Plumbing faults behind the sealant
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Keeping the joints in good condition
Good habits help new joints last longer. Our tips:
- Act quickly if a seal starts to leak
- Avoid running a DIY bead over the old one
- Keep water off fresh sealant until it has cured
- Open a window or run the fan after bathing
Avoid standing on the rim of the bath or the edge of the tray in the first few weeks. Report any movement in a bath or tray.
A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.
When to call us in Eastfield
The wrong product is sometimes used in the wrong place: caulk where water collects, or a rigid product on a moving joint. Both fail early.
People generally contact us after spotting something like this:
- Sealant that never bonded to the surface
- Worktop and upstand sealant coming away
- Second-fix sealing on new plots
- Shower seals failing in the first year or two
Around Eastfield, as everywhere, new build mastic is only as good as the preparation behind it.
What your quote should include
- How the colour is chosen
- Is VAT in the price?
- How long to leave it before use
- How long the guarantee is
Can I do it myself?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Why act early in Eastfield
The builder is normally the first port of call while the snagging or warranty period runs. If it keeps failing or is not dealt with, we can reseal it properly. In a place like Eastfield, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

Questions from Eastfield
Is Eastfield within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Blackridge station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Should I wait before resealing?
If the seal has failed and water is getting in, do it now. Hairline cosmetic gaps can wait until the house has settled.
Why has my new-build shower seal failed already?
A new house dries and settles for a year or two, and sealant is often rushed onto dusty, unprimed surfaces. Both lead to early failure.
Do you work for developers?
Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send the schedule and any specification and we will give you a quote.
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Can you quote for more than one area?
Yes, we can. More than one area can be quoted together.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Surface by surface
Skirting and floors
Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. We seal them with a sealant suited to wet areas.
Show homes
We can refresh show-home sealant that has discoloured or been knocked. The old bead comes out and a clean new one goes in.

The process
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most snagging lists, longer for a run of plots. Somewhere like Eastfield may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- The old bead comes out in full, with no layer left behind.
- Surfaces are cleaned of building dust and primed where needed.
- New sealant suited to each joint is applied and tooled neatly.
- We check every joint and tell you how long each needs to cure.
Preparing for the visit
- On commercial sites, let us know about site rules
- Mention any tricky access
- Where the joints are inside, avoid wetting them before we arrive
Getting a quote
Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand, and we will come back to you with a quote.
