Greenrigg Sand Mastic
Our applicators work in Greenrigg on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Tired mastic found when preparing windows for paint
- Draughts and rain around sash boxes
- Old sand mastic that has cracked, crumbled or fallen out
Sand mastic in Greenrigg
Sand mastic has long been used to fill the joint between timber frames and masonry. It’s made from sand and a linseed-oil-based binder and built up by hand. On older homes, it suits the building far better than silicone. If you have weathered mastic on the most exposed windows and draughts and rain around sash boxes, we can put it right, on brick reveals, stone surrounds and sash and case windows alike.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Your job is guaranteed for a year, as with all our work.

Greenrigg homes and the weather
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
If you look after a building such as Armadale Academy, larger buildings have plenty of frames, and the mastic around each one ages.

When it is not the sealant
Before you book, it’s worth knowing the limits too:
- Damaged stone surrounds
- Sash cords, weights and draught-proofing of the sashes
- Putty and glazing repairs
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
Joints and surfaces we work on
- Brick reveals
- Period & listed homes
- Timber door frames
- Sash and case windows
- Tenement windows
- Stone surrounds
Leave it or put it right?
Not every filler suits an old window surround. Sand mastic matches what was there and that can be important for listed homes. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
Why us?
- Tidy, careful work
- Every job guaranteed for a year
- ARBOMaster approved applicator
- We never seal over old sealant
Do you need sand mastic in Greenrigg?
Scraping and sanding before painting can loosen old mastic. Many people find it crumbling when they prepare the windows, which is a good time to renew it.
If you can see any of these, it’s time to have the joints looked at:
- Failed mastic on an exposed elevation
- Mastic that needs renewing before redecorating
- Old sand mastic that has cracked, crumbled or fallen out
- Gaps round a timber door in stone or brick
Letting a property close to Blackridge station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about.
What your quote should include
- What happens if the job turns out different
- Whether the sealant suits the joint
- How the surfaces are prepared before sealing
- Who turns up on the day

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
How long will you be here?
It depends on the size of the job, but as a guide it takes anything from a few hours to a full day, depending on how many windows. We will tell you when we quote.
Do you offer different sealant colours?
Most of the time, yes. We’ll explain which colours are available.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few photos.
What’s sand mastic made of?
It’s a mix of sand and a linseed-oil-based binder. It’s applied by hand and shaped to suit the surround.
Should I use sand mastic or silicone?
It depends on the window. Period windows in stone or brick usually suit sand mastic and newer frames normally get a flexible sealant.
What affects the cost of sand mastic
Call for a quick quote. The main things that affect it are:
- How easy the joints are to reach
- The type of sealant required
- The size of the job
- When we can work, for business premises
The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.
Helping us quote
When you call or email, these details help:
- Whether it has been sealed before
- Whether it’s a home or a business
- Access, such as stairs, a lift or height
- What’s wrong with the joints now
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, send an email to info@mrmastic.co.uk.
Looking after it afterwards
To keep the joints looking good and working properly:
- Clear gutters so water does not pour onto the windows
- Don’t run silicone over sand mastic
- Look over the window mastic once a year
- Have rotten timber repaired before new mastic goes in
Do not run silicone over the new mastic. If anything cracks, get it looked at before trying a quick fix.
It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.
What we do, step by step
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to a full day, depending on how many windows. Outside jobs in Greenrigg need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First we agree which joints need doing.
- Old mastic and any loose material are raked out.
- We pack any deep voids first.
- We apply the mastic by hand and shape it.
- The surface is finished to suit the stone or brick.
Preparing for the visit
- Clear items away from the joints we’re working on
- For business premises, tell us about site rules or sign-in
- Where the joints are inside, avoid wetting them before we arrive
