Remedial sealant in Blackridge

Remedial sealant in Blackridge: local notes

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For site and facilities teams at buildings such as Armadale Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

About our remedial sealant in Blackridge

A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. We work on expansion joints, botched or over-sealed joints and shrunken worktop sealant, and the jobs we see most are a shower that leaks however often it’s resealed and mould trapped under a layer of silicone.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

Our work is backed for twelve months.

Do you need remedial sealant in Blackridge?

Some joints fail because water is reaching them from behind. A slow leak behind the tiles soaks the joint from the back, and the sealant lifts or goes mouldy from underneath.

Signs it’s time to call us include:

  • Smears and lumps from a botched reseal
  • Repeat leaks from the same joint
  • Sealant that came away because the surface wasn’t prepared
  • Kitchen joints letting water behind the worktop

Letting a property close to Blackridge station? Then a joint that keeps failing is best fixed properly while the property is empty.

Honest limits

In fairness, some problems need a different trade:

  • A tray or bath that’s cracked
  • Movement from fittings that are not supported
  • Plumbing leaks behind walls or under trays

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Common questions in Blackridge

Do you cover Blackridge for remedial sealant?

Yes, Blackridge is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Will you come out to Blackridge?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

Where is Mr Mastic based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Can you match the sealant colour?

Most of the time, yes. We will explain which colours are available.

Can failed expansion joints be resealed?

Yes. The depth is set with backing so the sealant only bonds to the two sides, which lets it stretch.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses, and we’re fully insured.

What happens if the problem is the tray or the plumbing?

We check for that before we reseal. If we find the leak is elsewhere, we tell you before going further.

For landlords and businesses

Landlords and agents in Blackridge can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

How we quote for remedial sealant

Jobs vary more than people expect. The main factors:

  • Any working-time requirements on site
  • How many rooms, windows or areas are involved
  • The amount of work
  • The product the joint needs

The cost depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

When you call or email, it’s useful to know:

  • Pictures of the joints, sent by email
  • Any access issues, like height or stairs
  • Where the job is, and your postcode
  • If someone has resealed it before

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before any work starts.

Why act early in Blackridge

Adding more sealant is the usual quick fix, and it rarely works. It does not grip the old layer, leaving the leak in place and one more layer to cut out later. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

Why book with us

  • 20+ years of sealant experience
  • Colour picked to suit the job
  • White, clear, grey or coloured to suit, where the product allows
  • An ARBOMaster approved applicator

What we do, step by step

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours, depending on how many layers have to come out. Outside jobs in Blackridge need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear the area around the work
  • Try not to wet indoor joints just before the visit

Advice

How to look after the new joints

To keep the joints looking good and working properly:

  • Never fill a movement joint with mortar or grout
  • Act on a lifting corner right away
  • Run the fan after every shower
  • Find out why the sealant failed first

Go easy on the new sealant: a mild cleaner and a soft cloth, with no blades or scourers.

Do not keep resealing the same joint. Have someone find out why, otherwise the next attempt will fail too.
