Why it’s worth doing now in Airbles
You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we’ll tell you. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Bathroom resealing in Airbles
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We are often asked to deal with two layers of silicone, both failing and water getting behind the bath panel, across sinks & splashbacks, wet rooms and shower trays & enclosures.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Airbles homes and their sealant
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For site and facilities teams at buildings such as Dalziel High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Airbles is about 1 mile south-west of Motherwell, in North Lanarkshire. Jobs in Airbles get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Airbles is one of 89 towns and villages in North Lanarkshire we cover. Our Glasgow page covers work nearby (12 miles or so).

Locally, jobs take us to homes and businesses close to Public House, Duchess of Hamilton Park and Ladywell Primary School and the streets around them. For a walk, there’s Strathclyde Loch and Baron's Haugh RSPB Reserve.
When to call us in Airbles
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
Signs it’s time to call us include:
- A reseal done over the top of the old bead
- Water getting behind the kitchen upstand
- Leaking joints on a shower screen
- Black spots spreading through the bead
Letting a property close to Airbles station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Questions from Airbles
Will you come out to Airbles?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you help a landlord with a rental near Airbles station?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that normally means someone at home.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us, and we are fully insured.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Are you fully insured?
Yes, we are fully insured for domestic and commercial work.
Can I add another job to the visit?
Yes, we can. More than one area can be quoted together.
What we do, step by step
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a morning or an afternoon for most single baths and showers. Outdoor work around Airbles depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Mention any tricky access
- On commercial sites, let us know about site rules

Advice
What sealant work cannot fix
We will not take on work that will not last, so these are the limits:
- A cracked shower tray or bath (that needs repair or replacement)
- Water getting in through the grout rather than the sealant
- Damage behind the tiles that needs a tiler
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.
Joints and surfaces we work on
- Sinks & splashbacks
- Baths
- Wet rooms
- Kitchen worktops & upstands
- Shower trays & enclosures
- Basins & vanity units
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Look for lifting corners and small gaps now and then
- Move toiletries away from the joint
- Open a window or run the fan so the room dries
- Don’t leave water standing on kitchen joints
Wipe up standing water along the worktop joint and keep hot pans off the bead. A dry joint lasts longer.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
DIY sealant or a professional job?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
