Glazing silicone in Airbles

Glazing silicone for homes and businesses in Airbles

Glass and frames expand and contract differently, so the sealant between them does a lot of work. Once it splits or comes away, water finds a way through. We cut it out and reseal with a glazing silicone suited to the joint. If you are dealing with failed sealant around rooflight glass and water escaping where a screen meets the wall, we can put it right, on shower screens, conservatory frames and glass-to-frame joints alike.

Mastic can only go onto a dry joint, so outside work in Airbles depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

Every job is covered by a one-year guarantee.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Avoid scraping close to the bead
  • Don’t leave a drip for the next storm
  • Keep conservatory gutters clear of leaves
  • Keep harsh solvents off the silicone

Don’t use blades or scrapers near the bead when you clean. Stick to a soft cloth.

A small conservatory leak soon spreads. Water runs along frames and down walls so it’s best dealt with right away.

Airbles questions

Can you help a landlord with a rental near Airbles station?

Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Do you cover Airbles for glazing silicone?

Yes. We work across all of Scotland, and Airbles is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

What does glazing silicone cost?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.

Do you guarantee glazing sealant work?

Our 12-month guarantee applies to every job we do.

Is it possible to redo the silicone on a shower screen?

We can. We remove the old silicone carefully before cleaning and resealing.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

What the job involves on each surface

Glass-to-glass joints

You see these joints clearly, so we take care to leave a neat bead.

Conservatory frames

Exposed frame joints wear with the weather. A fresh bead seals them again.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

What glazing silicone looks like in Airbles

Historic houses like Cambusnethan House (about 2.6 miles south-east) are a reminder that the area around Airbles has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Cambusnethan House, about 2.6 miles south-east, is one of the historic houses in the wider area around Airbles. Letting a property close to Airbles station? Then glazing joints are worth checking at the end of a tenancy, before a small leak grows. Schools such as Dalziel High School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • A sagging or failing conservatory roof
  • Water coming through the roof rather than a sealant joint
  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

  • Glass-to-glass joints
  • Shower screens
  • Glass-to-frame joints
  • Conservatory frames
  • Glass balustrade bases
  • Rooflights

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Quotes for glazing silicone in Airbles

There’s no set price list, because no two jobs are the same. What we look at:

  • Mould in or behind the old joints
  • The number and length of the joints
  • Which sealant suits the joint
  • How easy the joints are to reach

The cost depends on the amount of work, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

What to tell us for a quote

When you call or email, it’s useful to know:

  • Whether it has been sealed before
  • The type of property
  • Where the property is
  • A few pictures by email, if you can

Need a quote? Please email us at info@mrmastic.co.uk with a few details. We’ll explain what we’d do and give you a clear price before we start.

How it works

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and tidy away. It generally takes a few hours, depending on how many joints need doing. Around Airbles, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. We lay the new bead and tool it smooth.
  5. We check the finished joints and test with water where it’s safe.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • On commercial sites, let us know about site rules
  • Tell us about any water getting in
