Glazing silicone in Pather

How we quote for glazing silicone

The quote reflects the job in front of us. We take into account:

  • Access and height
  • The number and length of the joints
  • How many rooms, windows or areas are involved
  • When we can work, for business premises

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Photos by email, if that’s easy
  • How many joints, rooms or windows are involved
  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved before giving you a price.

About our glazing silicone in Pather

Glass and frames expand and contract differently, and the silicone between them takes the strain. Once it splits or comes away, water finds a way through. We replace it with a glazing silicone that suits the glass and frame. If you have water running down inside the glass and glass-to-glass joints that have split, we can help.

Outdoor sealant needs a dry surface, so window work around Pather is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

You are covered for a year from the day we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

The process

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours, depending on how many joints need doing. Outside jobs in Pather need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. The glass and frame are cleaned and degreased.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. The finished joints are checked and, where it’s safe, tested with water.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • On commercial sites, let us know about site rules
  • Mention any tricky access

Windows and doors in Pather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

For an older house near a landmark such as Thornlie Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Managing a site like St Aidan's High School? Then larger buildings have plenty of frames, and the mastic around each one ages.

Why it’s worth doing now in Pather

Glazing joints need a sealant made for the job. A general-purpose tube may not bond well or may react with the frame so we choose a glazing silicone instead. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Why us?

  • We are fully insured
  • 12-month guarantee on every job
  • We never seal over old sealant
  • A sealant colour to suit the surroundings

Surface by surface

Glass balustrade bases

Outdoor balustrade joints face the weather. A sound sealant joint keeps them tidy and dry.

Glass-to-frame joints

The sealant must stick to glass and frame alike. We use a glazing silicone suited to each.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Do not leave a drip for the next storm
  • Use a gentle glass cleaner and a soft cloth
  • Keep air moving in the conservatory
  • Clear the conservatory gutters regularly

Check the joints once a year. Spotting a crack early means a simpler fix, before water gets in.

Cracked glazing silicone means the joint has failed. Resealing now is a small job, compared with repairing damaged frames or plaster.

Landlords, agents and businesses in Pather

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

We work for landlords and agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Common problems we fix in Pather

Using a sealant not made for glass causes many failures. Not every silicone sticks properly to glass and vinegar-smelling acetoxy silicone can attack some metals.

The most common problems we see are:

  • Split or lifting silicone on glass
  • Rooflight joints letting water in
  • Stained, discoloured glazing silicone
  • Cracked silicone between glass panels

Rented homes near Wishaw station change hands often, and leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.
