How we handle sand mastic in Old Monkland
Sand mastic has long been used to fill the joint between timber frames and masonry. It’s made from sand and a linseed-oil-based binder and built up by hand. On period homes, it looks right where silicone wouldn’t. Typical jobs include crumbling sand mastic round a window and failed mastic on an exposed elevation, across period & listed homes, sash and case windows and tenement windows.
Mastic can only go onto a dry joint, so outside work in Old Monkland depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
Each job carries a 12-month guarantee, whatever its size.

Questions from Old Monkland
Will you come out to Old Monkland?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you work for landlords with property near Kirkwood station?
Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.
What do you need from me for a quote?
A short description and the location, with photos by email if possible. If we need more, we’ll ask.
Is sand mastic better than silicone for my windows?
Sand mastic generally suits period timber windows best. On modern frames, we’d normally use a flexible sealant, and we will explain why.
Can old silicone round a sash window be swapped for sand mastic?
Yes, it’s a common request. All the old silicone is removed first so the mastic can sit properly.
Where is Mr Mastic based?
Our base is Crawley. Our area covers South East England, London and Scotland.
Do I need permission for sand mastic on a listed building?
It’s best to ask your local planning authority first. Like-for-like sand mastic is often the preferred finish but the decision is theirs.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Do not run silicone over sand mastic
- Avoid heavy scraping on the mastic joint
- Renew mastic before redecorating the windows
- Ask a joiner to look at soft timber first
Make sure water drains away from the window surround. Constant wetting wears the mastic faster.
Small cracks are a sign the mastic is ageing. Renewing it then is simpler than waiting until it falls out.
What the job involves on each surface
Stone surrounds
Stone openings are rarely perfectly straight, so the joint varies in width. We shape it by hand to follow the stone.
Timber door frames
Doors face weather and wear and the mastic can crack early. It’s renewed by hand.
Why it’s worth doing now in Old Monkland
A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic is the traditional material and blends with the stone or brick. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.

Sand mastic in Old Monkland: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Old Monkland is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.
Rented homes near Kirkwood station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about.

The process
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a single window, longer for several, and the area is left clean. Outside jobs in Old Monkland need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We look at the surrounds with you and agree the joints to renew.
- Old mastic and any loose material are raked out.
- We pack any deep voids first.
- We apply the mastic by hand and shape it.
- The surface is finished to suit the stone or brick.

Advice
DIY versus a professional finish
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
What sealant work cannot fix
We won’t take on work that will not last, so here’s what sealant can’t put right:
- Timber that has rotted
- Decisions on consent for listed homes
- Masonry that needs repairing
If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.
