How we handle external mastic in Old Monkland

A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. We’re often asked to deal with failed sealant between panels on a façade and weeds or debris growing in open joints, across brickwork movement joints, render & cladding joints and copings & trims.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Whatever the size of the job, you get the same one-year guarantee in Old Monkland and across North Lanarkshire.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Wash walls gently around the sealant
  • Make sure movement joints are not pointed over
  • Act on the first splits you see
  • Fix overflowing gutters above sealed joints

Only paint over the joint if we’ve confirmed the sealant can take paint. Many exterior sealants are not designed to be painted, and paint can crack as the joint moves.

If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

How the visit works

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Before we arrive

  • Tell us about any water getting in
  • Clear items away from the joints we’re working on
  • Tell us about any previous sealing or DIY attempts

What external mastic looks like in Old Monkland

Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

For landlords with property near Kirkwood station, outside joints that have cracked can let damp into a rental, so check them between lets.

Different surfaces, different methods

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. The old joint is removed and a sealant that bonds to both sides goes in.

Render joints

Render has movement joints and stop beads that need sealing. We reseal them with a flexible exterior sealant that suits the render colour.

What we’re called out for in Old Monkland

The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant can’t cope with a joint that moves a lot, and it tears off the sides.

The most common problems we see are:

  • Panel joints letting water in
  • Failed seals between different materials
  • Brick movement joints where the sealant has split
  • Weeds or debris growing in open joints

If you look after a building such as Drumpark School, its movement joints, gutters and trims need looking after like any other building’s.

What to look for in a quote

  • How much experience the applicator has
  • Whether you can choose the colour
  • Whether the sealant suits the joint
  • What insurance they hold

Our hiring checklist

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.

Why act early in Old Monkland

An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost near the open joint, so the problem grows beyond the joint itself. In a place like Old Monkland, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

The cost reflects the work involved, not guesswork. That is why we ask about the job first and give you a clear price before work begins.

When something else is needed

To be straight with you, there are a few things sealant won’t fix:

  • Movement that’s more than a sealant joint can take
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Cracking across the wall rather than at a joint

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

Can you seal over the old sealant?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

When will the joints need doing again?

It depends on the exposure, the movement and the product. Treat it as a maintenance item and look at it yearly.
