How we handle bathroom resealing in Cleghorn

Across Cleghorn, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We work on wet rooms, shower trays & enclosures and baths, and people most often call us about new sealant laid over old sealant that is now lifting and water escaping at the shower enclosure.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Surface by surface

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

What affects the cost of bathroom resealing

There’s no set price list. What we look at:

  • The size of the job
  • Any working-time requirements on site
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove

Combining jobs into one visit is normally more efficient than separate visits. You will get one clear quote for the whole job.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • Whether it’s a home or a business
  • Pictures of the joints, sent by email
  • Where the job is, and your postcode
  • If someone has resealed it before

Need a quote? Please send an email to info@mrmastic.co.uk with a few details. You will know what we plan to do, and what it will cost, before any work begins.

Honest limits

We will always be straight with you, so here’s what sealant cannot fix:

  • Water coming from the plumbing rather than the joint
  • Loose or hollow tiles, or failed tanking behind them
  • A bath or tray that moves because it isn’t properly supported

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Joints and surfaces we work on

  • Basins & vanity units
  • Shower trays & enclosures
  • Wet rooms
  • Baths
  • Kitchen worktops & upstands
  • Sinks & splashbacks

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on how much there is to do. Outdoor work around Cleghorn depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Move anything stored near the joints
  • Mention any tricky access
  • Mention any parking rules near the property

Why deal with it now?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

What you get with us

  • Full insurance on every job
  • 20+ years of sealant experience
  • Tidy, careful work

See our cost guide or our reviews.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Bathroom resealing in Cleghorn: local notes

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Managing a site like Lanark Grammar School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Lanark station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
