How we handle window mastic in Cleghorn
Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. Typical jobs include a bead that doesn’t match the frame and water coming in at the bottom corners of a door, on patio & French doors, window sills and aluminium frames.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

Why act early in Cleghorn
If you’re painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. In a place like Cleghorn, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Yes. Cleghorn is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Do you work for hotels and businesses?
Yes, regularly. Larger jobs can be planned room by room or area by area.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Do you have sealant for grey or black windows?
Yes. Grey and black frames get grey or black sealant, and wood-effect frames generally suit brown.
Frames and glazing around Cleghorn
Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
If you look after a building such as Lanark Grammar School, the mastic around its windows and doors needs looking after like any other building’s.

DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
How the visit works
Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take a morning for a couple of windows and a door. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First we look at every frame and agree the list.
- Next the failed sealant is cut away and the joint cleaned.
- We fit backing rod in deep gaps so the sealant is the right depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- We clear up and check every joint is fully closed.
How to prepare
- Tell us if parking is tricky
- Mention any sign-in or site rules at work premises
- Clear the area around the work

Advice
Do you need window mastic in Cleghorn?
Mastic ages in the weather. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.
It’s worth asking for a quote if you see:
- Hard, cracked sealant around windows
- Damp patches on the reveal after heavy rain
- White mastic on grey or black frames
- Mastic that is falling out in pieces
If you let a flat or house near Lanark station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
What your quote should include
- Who does the work, and how experienced they are
- Which sealant they’ll use, and why
- Is the old sealant removed completely?
- When the joint can take water or movement
When something else is needed
New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:
- A frame that has rotted at the joint
- Condensation trapped between the panes
- Damp problems in the wall away from the window
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.
Joints and surfaces we work on
- Aluminium frames
- Timber windows & doors
- uPVC windows
- Patio & French doors
- Composite doors
- Window sills
How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Air rooms to keep condensation down around windows
- Paint up to the joint, not over it
- Clear any debris from frame drain holes
- Wash the frames with mild soapy water
A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just email us at info@mrmastic.co.uk.
Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.
