What affects the quote in Cartland
Jobs vary more than people expect. The main factors:
- Whether old sealant or filler has to be cut out
- Access and height
- Any mould that needs treating
- How many rooms, windows or areas are involved
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
What we need to know
To help us quote quickly, let us know:
- Access, such as stairs, a lift or height
- A few photos by email, if you can
- Where the property is
- If someone has resealed it before

How we handle window mastic in Cartland
There are two joints on most windows. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. We work on composite doors, aluminium frames and patio & French doors, and common reasons people get in touch are gaps left after new windows were fitted and white mastic on grey or black frames.
Mastic can only go onto a dry joint, so outside work in Cartland depends on the weather. Let us know about access to every frame, including any upstairs.
All of our work is guaranteed for twelve months, in Cartland and everywhere else we cover.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
How it works
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours for a handful of frames, longer for a whole house, depending on the amount of work. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We start by checking each window and door with you.
- The old mastic is cut out and the surfaces cleaned back.
- We fit backing rod in deep gaps so the sealant is the right depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- Every joint is checked before we leave.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Clear the area around the work
- On commercial sites, let us know about site rules

Frames and glazing around Cartland
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
For landlords with property near Lanark station, renewing tired window mastic between tenants heads off draught and damp complaints.
Cartland is about 3 miles south-east of Carluke, in South Lanarkshire. What sealant work cannot fix
To be straight with you, there are a few things sealant will not fix:
- A sash or casement that won’t close properly
- A failed sealed unit that has misted up
- Penetrating damp from a failed cavity tray or render
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
Surfaces we seal
- Window sills
- Patio & French doors
- Timber windows & doors
- Aluminium frames
- uPVC windows
- Composite doors
Surface by surface
Composite doors
An exposed front door gets wind-driven rain. Those corners get the most care.
Window sills
Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.
Cartland: your questions answered
Do you work for landlords with property near Lanark station?
Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Is Cartland in your area for window mastic?
Yes. Our work covers the whole of Scotland, and Cartland is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.
Do you do commercial work?
Yes. We’ve worked for hotels, offices and other businesses.
Do you seal inside as well as outside?
Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We do one or both.
Will new mastic stop draughts?
Often, yes. Air often gets in between the frame and the wall, and resealing inside and out closes it.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done.
Can you get sealant to suit coloured frames?
Yes. White, brown, anthracite grey, black and clear sealants are all available.
Can I paint over the new sealant?
Not if it’s silicone. Tell us your decorating plans and we will pick a sealant to suit.
Keeping the joints in good condition
So the new joints stay in good condition:
- Do not paint over the silicone
- Wipe condensation off the frames
- Use gentle cleaners on frames and sealant
- Walk round the house once a year and look at the joints
Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.
On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.
When to call us in Cartland
Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar never bonded as it should, and it lets go sooner than it should.
It’s worth asking for a quote if you see:
- A bead that doesn’t match the frame
- Cracked internal joints between frame and plaster
- Hard, cracked sealant around windows
- Mastic that is falling out in pieces
If you look after a building such as Lanark Grammar School, larger buildings have plenty of frames, and the mastic around each one ages.
Questions to ask before you book
- Is VAT in the price?
- How hidden problems are handled
- Which sealant they’ll use, and why
- How the colour is chosen
