External mastic in Cartland, done properly
On houses, flats and commercial buildings across Cartland, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean joint faces and the right depth. If you have movement joints with cracked, split or missing sealant and failed seals between different materials, we can help.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
You’re covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

How the visit works
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes anything from a few hours to several days, depending on the building. Outdoor work around Cartland depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Move anything stored near the joints
- Let us know about parking restrictions

DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
How we quote for external mastic
The quote reflects the job in front of us. We look at:
- Any working-time requirements on site
- Access and height
- Mould in or behind the old joints
- How many areas need sealing
Leaving a failed joint normally makes the job bigger, not smaller. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.
Helping us quote
What to tell us when you ask for a quote:
- What’s wrong with the joints now
- Access, such as stairs, a lift or height
- How many joints, rooms or windows are involved
- The type of property
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you are ready, send an email to info@mrmastic.co.uk.
Honest limits
We will not take on work that will not last, so these are the limits:
- Movement that is more than a sealant joint can take
- Failed render or damaged cladding panels
- Walls that need new movement joints cut into them
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Common problems we fix in Cartland
Buildings move more than people expect. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. All of that ends up in the joint sealant.
Signs it’s time to call us include:
- Panel joints letting water in
- Failed seals between different materials
- Hard, crazed mastic that has stopped moving
- Movement joints filled with mortar instead of sealant
If you look after a building such as Lanark Grammar School, its movement joints, gutters and trims need looking after like any other building’s.
Before booking anyone
- What product goes in the joint
- Are they insured?
- How the joint is cleaned and prepared
- What happens if they find a problem under the old sealant
For landlords and businesses
If you manage several properties in or around Cartland, several properties can go on one quote. Just tell us the addresses and what each one needs.
Letting agents often deal with us directly. Tell us the address, the job and how access works.
What the job involves on each surface
Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.
Render joints
Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out and helps it last.
Outside joints around Cartland
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Letting a property close to Lanark station? Then outside joints that have cracked can let damp into a rental, so check them between lets.
