External mastic in Dillarburn
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. Typical jobs include damp patches traced to an open external joint and joints with sealant missing in places, on render & cladding joints, concrete & block and copings & trims.
External sealant needs dry surfaces, so outdoor work around Dillarburn is planned around the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.
A 12-month guarantee comes as standard.

What the job involves on each surface
Copings and trims
Joints in copings, parapets and trims are exposed to the worst of the weather. We reseal them with an exterior sealant suited to the material.
Joints between dissimilar materials
Different materials may need different primers. We prepare both faces so the sealant bonds properly.
Leave it or put it right?
Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

The process
On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. The work generally takes a few hours for a handful of joints, longer for a whole elevation. For a place like Dillarburn, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First we look over the joints with you, agree which to renew and talk through access.
- Old sealant and any debris are cut and raked out.
- The joint faces are cleaned and primed where the sealant needs it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Preparing for the visit
- On commercial sites, let us know about site rules
- Tell us about access, such as stairs, a lift or high-level joints
- Try not to wet indoor joints just before the visit

Related advice
When it is not the sealant
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Walls that need new movement joints cut into them
- Loose or hollow render, which needs re-rendering
- Rising or penetrating damp from elsewhere in the wall
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

External mastic in Dillarburn: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
If you live in an older home near Abbeygreen Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. Letting a property close to Lanark station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Questions from Dillarburn
Do you cover Dillarburn for external mastic?
Yes. Our work covers the whole of Scotland, and Dillarburn is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.
Can you help a landlord with a rental near Lanark station?
Yes, we work for landlords and letting agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
Will you leave a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Can new sealant go over the old?
No, and we never do. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Do you work at height?
It depends on the height and the site. Ground-floor joints are simple; for higher work, tell us about the building and we’ll confirm what’s needed.
Are you fully insured?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
Why is there a gap in my brick wall?
Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking, and it should be sealed with a flexible sealant.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used before we leave.

DIY versus a professional finish
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
How we quote for external mastic
Some jobs are bigger than they look, and some smaller. The main factors:
- Whether old sealant or filler has to be cut out
- The size of the job
- The number of rooms or windows
- Access and height
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
What we need to know
To make quoting easier, please include:
- Roughly how big the job is
- If it’s domestic, commercial or a hotel
- The address or postcode of the job
- If someone has resealed it before
To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.
Signs you need external mastic in Dillarburn
Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.
Keep an eye out for any of the following:
- Joints with sealant missing in places
- Damp patches traced to an open external joint
- Gaps where render, brick and frames meet
- Sealant pulling away from one side of the joint
Schools such as Lesmahagow High School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.
