Bathroom resealing in Cartland: local notes

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Letting a property close to Lanark station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Bathroom resealing in Cartland, done properly

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. Just send an email to info@mrmastic.co.uk with a photo of the joints, and we’ll give you a clear price before any work starts. If you have sealant that has split, shrunk or peeled away and a messy, uneven bead from a previous reseal, we can put it right, on sinks & splashbacks, baths and shower trays & enclosures alike.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Common problems we fix in Cartland

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

Keep an eye out for any of the following:

  • Water getting behind the bath panel
  • New sealant laid over old sealant that is now lifting
  • A bead that has pulled away from the tiles
  • Lumpy, uneven sealant from a DIY attempt

Managing a site like Lanark Grammar School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Questions to ask before booking

  • What the quote includes, VAT included or not
  • Who turns up on the day
  • How the joint is cleaned and prepared
  • Whether they seal over old material or remove it

Cartland questions

Is Cartland within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Lanark station. Can you help?

Yes. We work for letting agents and landlords as well as homeowners. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Can you just seal over the old silicone?

No, never. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in.

Can you get rid of the black mould in my sealant?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

Can I choose the colour of the sealant?

There’s a choice: clear, white and colours chosen to suit the room. We can help you pick when we quote.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Water coming from the plumbing rather than the joint
  • A bath or tray that moves because it isn’t properly supported

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Kitchen worktops & upstands
  • Basins & vanity units
  • Wet rooms
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Baths

What happens if it’s left?

Sorting it now is quick: the work takes around two hours for one bath or shower, longer for a whole bathroom. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What you pay reflects the work, not guesswork. That is why we ask a few questions first and send you a clear quote before work begins.

What affects the cost of bathroom resealing

The quote reflects the job in front of us. We look at:

  • Any working-time requirements on site
  • The number and length of the joints
  • How many areas need sealing
  • The product the joint needs

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.

Asking for a quote

Before you ask for a quote, have a think about:

  • If it’s domestic, commercial or a hotel
  • The address or postcode of the job
  • If someone has resealed it before
  • How many joints, rooms or windows are involved

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved.

What the job involves on each surface

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. Movement is checked before anything is resealed, and if the tray needs refixing, we will say so.

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.

The process

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a couple of hours for a single bath or shower and we leave things clean and tidy. For a place like Cartland, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Tell us about any previous sealing or DIY attempts
  • Let us know if you’ve seen damp or leaks

Asking for a quote is easy: let us know the job and the location. A few photos by email make the job easier to understand.

Advice

Can I do it myself?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
