What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Mould in or behind the old joints
  • Access and height
  • How much old sealant there is and how hard it is to remove
  • The product the joint needs

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Asking for a quote

When you call or email, it’s useful to know:

  • Roughly how big the job is
  • Any previous sealing or DIY work
  • The address or postcode of the job
  • How we’d reach the joints

Bathroom resealing for homes and businesses in Ravenstruther

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We work on baths, sinks & splashbacks and wet rooms, and the jobs we see most are black spots spreading through the bead and failed sealant on the screen profile.

A bathroom in a place like Ravenstruther gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Our work is backed for twelve months.

What the job involves on each surface

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

What we do, step by step

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes two to three hours for a typical bath, depending on how much old sealant there is. Outdoor work around Ravenstruther depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Before we arrive

  • Clear items away from the joints we are working on
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any leaks or damp you’ve noticed

Advice

Bathroom resealing around Ravenstruther

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Rented homes near Carstairs station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Questions from Ravenstruther

Is Ravenstruther in your area for bathroom resealing?

Yes. We work across all of Scotland, and Ravenstruther is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

I let a flat near Carstairs station. Can you help?

Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Can you get rid of the black mould in my sealant?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

What information do you need?

A short description and the location, plus photos if you have them. We’ll ask anything else we need to know.

Do you remove the old sealant?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

How long does the new silicone need before I use the shower?

Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.

Can you just seal over the old silicone?

No. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Squeegee the walls and tray after use
  • Avoid abrasive pads on the sealant
  • Keep the fan on for a while after bathing
  • Let new sealant cure fully before it gets wet

In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

What we are called out for in Ravenstruther

The wrong product fails fast. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

Keep an eye out for these signs:

  • Two layers of silicone, both failing
  • Smears of silicone across the tiles
  • Water getting behind the bath panel
  • Leaking joints on a shower screen

Schools such as Lanark Grammar School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Choosing a sealant specialist

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
