Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Look for lifting corners and small gaps now and then
  • Avoid abrasive pads on the sealant
  • Keep the fan on for a while after bathing
  • Wipe the sealant dry after showering

In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

Bathroom resealing for homes and businesses in West End

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Typical jobs include a messy, uneven bead from a previous reseal and leaking joints on a shower screen, on shower trays & enclosures, sinks & splashbacks and wet rooms.

In and around a place like West End, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

Each job carries a 12-month guarantee.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • A tray or bath that’s cracked through
  • Water coming from the plumbing rather than the joint
  • A bath or tray that moves because it isn’t properly supported

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Surfaces we seal

  • Baths
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Wet rooms
  • Basins & vanity units
  • Kitchen worktops & upstands

The process

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes half a day or less for one room, longer when the kitchen is included. Outside jobs in West End need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Quotes for bathroom resealing in West End

Jobs vary more than people expect. The main factors:

  • The old material and how stubborn it is
  • Access and height
  • The amount of work
  • How many rooms, windows or areas are involved

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.

What we need to know

To make quoting easier, let us know:

  • If it’s domestic, commercial or a hotel
  • The address or postcode of the job
  • Pictures of the joints, sent by email
  • The problem you’ve noticed

Asking for a quote is easy: tell us what needs doing and where and its rough size. Photos by email help us understand the job, and we will take it from there.

How the job changes by surface

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows.

Why act early in West End

Sorting it now is quick: it takes a couple of hours for a single bath or shower. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a place like West End, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

Do you need bathroom resealing in West End?

Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.

Any of these means the joints need attention:

  • A bead that has pulled away from the tiles
  • Leaks into the floor or ceiling below
  • Water escaping at the shower enclosure
  • A joint torn by a bath that flexes

Rented homes near Carstairs station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Bathroom resealing in West End: local notes

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Homes close to St Mary's Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
