Bathroom resealing near Kaimend

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

How we handle bathroom resealing in Kaimend

Homes in Kaimend have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on shower trays & enclosures, wet rooms and sinks & splashbacks, and common reasons people get in touch are new sealant laid over old sealant that is now lifting and a bead that has pulled away from the tiles.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Your questions about bathroom resealing in Kaimend

Will you come out to Kaimend?

Can I add another job to the visit?

Of course. Doing several areas at once is usually more efficient.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Can landlords and businesses book you?

Yes. As well as householders, we work for landlords, agents, businesses and hotels across South Lanarkshire.

Does the resealing come with a guarantee?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

Do you do kitchens as well as bathrooms?

Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

What bathroom resealing looks like in Kaimend

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

Rented homes near Carstairs station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In and around Kaimend, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

How it works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on how much there is to do. Around Kaimend, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Keep the fan on for a while after bathing
  • Do not let bottles sit on the bead
  • Avoid abrasive pads on the sealant
  • Squeegee the walls and tray after use

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

When it is not the sealant

It helps to know what we can’t do too:

  • Cracks in the tray itself rather than the joint
  • Damage behind the tiles that needs a tiler
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units
  • Shower trays & enclosures
  • Wet rooms

What happens if it’s left?

The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last. Around Kaimend, water from a failed joint in an older stone home can soak into timber and plaster.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
