Bathroom resealing for Newbigging homes and businesses

Different surfaces, different methods

Wet rooms

A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and if the tray needs refixing, we will say so.

Bathroom resealing in Newbigging, done properly

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on baths, sinks & splashbacks and kitchen worktops & upstands, and the jobs we see most are shrunken sealant along the back of a worktop and a joint torn by a bath that flexes.

In and around a place like Newbigging, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

Leave it or put it right?

Sorting it now is quick: it takes half a day or less for one room, longer when the kitchen is included. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In an older home around Newbigging, damp from a failed joint can get into timber and plaster.

Leaving a failed joint normally makes the job bigger, not smaller. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Bathrooms and kitchens in Newbigging

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Cracked or missing grout between tiles (that is regrouting)
  • A tray or bath that is cracked through
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we seal

  • Sinks & splashbacks
  • Wet rooms
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Basins & vanity units
  • Baths

How the visit works

At the end, we look at the finished work together. The visit itself generally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the size of the job. For a place like Newbigging, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Clear items away from the joints we’re working on
  • Let us know if you’ve seen damp or leaks
  • Let us know about stairs, lifts or work at height

Advice

Newbigging: your questions answered

Do you cover smaller places like Newbigging?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

I let a flat near Carstairs station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

How long does it take to reseal a bath or shower?

It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Is it OK to put new sealant on top of the old bead?

No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover Newbigging and the rest of South Lanarkshire, along with the rest of our area.

Signs you need bathroom resealing in Newbigging

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.

Signs it’s time to call us include:

  • Sealant that has split, shrunk or peeled away
  • Black spots spreading through the bead
  • Leaks into the floor or ceiling below
  • Splits where the tray meets the wall

For landlords with property near Carstairs station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Run the extractor fan during and after every shower
  • Wipe the sealant dry after showering
  • Let new sealant cure fully before it gets wet
  • Stick to a soft cloth and a mild cleaner

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
