How we quote for external mastic
We quote each job individually. This is what makes a difference:
- The product the joint needs
- The number of rooms or windows
- How easy the joints are to reach
- Working hours on commercial sites
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.
Asking for a quote
When you contact us, it’s useful to know:
- If someone has resealed it before
- What the problem is, such as mould, gaps, leaks or cracking
- Roughly how big the job is
- A few photos by email, if you can
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, drop us a line at info@mrmastic.co.uk.
External mastic for homes and businesses in Newbigging
For buildings in Newbigging, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean joint faces and the right depth. If you’re dealing with leaking joints around cladding and façade panels and brick movement joints where the sealant has split, we can put it right, whatever the surface.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

What happens if it’s left?
The longer a joint stays open, the more water the wall takes in. In cold weather, frost can damage wet brick and render near the open joint, so the problem grows beyond the joint itself. Around Newbigging, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Doing several joints on one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

Outside joints around Newbigging
Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
Around Newbigging, as everywhere, external mastic is only as good as the preparation behind it. Letting a property close to Carstairs station? Then split movement joints are easy to miss on a rental until damp shows inside.

How do I get a quote for external mastic in Newbigging?
Size, access and the old material all affect the cost. Ask us for a quote.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.
What colours does the sealant come in?
There’s a good range of exterior colours, including greys, browns, whites and stone tones. We pick the one that suits your wall best.
How long does the job take?
Most jobs take anything from a few hours to several days, depending on the building, including preparation and clearing up. Your quote will say how long we expect yours to take.
What information do you need?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
What happens on the day
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the building. For a place like Newbigging, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- Old sealant and any debris are cut and raked out.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any previous sealing or DIY attempts
- Mention any sign-in or site rules at work premises

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Leave the joints unpainted unless we’ve said otherwise
- Avoid pressure-washing directly into sealant joints
- Fix overflowing gutters above sealed joints
- Look over the joints every year, ideally after winter
Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead.
Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.
Can I do it myself?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What we cannot put right
A few problems are outside what sealant work can do:
- Cracked brickwork or render that needs a builder or plasterer
- Cutting new joints into brickwork, which is building work rather than sealant work
- Rising or penetrating damp from elsewhere in the wall
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.
