External mastic in West End

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. If you are dealing with panel joints letting water in and movement joints filled with mortar instead of sealant, we can put it right.

External sealant needs dry surfaces, so outdoor work around West End is planned around the weather. Tell us how to reach each wall, gutter and roofline.

We stand behind the work with a 12-month guarantee, so you’re covered after we’ve gone.

Surface by surface

Copings and trims

Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.

Render joints

Rendered walls have joints at beads, openings and changes of material. They’re resealed in a sealant that suits the render.

Signs you need external mastic in West End

If plants are growing out of a joint, the sealant has normally failed or was never there. Dirt and roots then trap moisture in the joint and make things worse.

Common reasons people contact us include:

  • Failed seals between different materials
  • Water getting into walls through failed joints
  • Movement joints filled with mortar instead of sealant
  • Hard, crazed mastic that has stopped moving

If you let a flat or house near Carstairs station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Before you book anyone

  • Are they insured?
  • How the surfaces are prepared before sealing
  • What happens if they find a problem under the old sealant
  • Whether you can choose the colour

When it is not the sealant

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Adding movement joints to masonry that has none
  • Cracking across the wall rather than at a joint
  • Damp that isn’t coming from the joint

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Concrete & block
  • Brickwork movement joints
  • Joints between brick and frames
  • Copings & trims
  • Façade panels
  • Render & cladding joints

The process

We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours to a few days, depending on the length of joint and the access. For a place like West End, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Looking after it afterwards

After the cure time, these simple habits help:

  • Act on the first splits you see
  • Tell anyone working on the walls about the movement joints
  • Walk round the building once a year and look at the joints
  • Keep high-pressure jets off the joints

Do not let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.

External mastic in West End: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

In the older streets around St Mary's Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Questions from West End

Will you come out to West End?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Carstairs station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Is it OK to seal over old sealant?

No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

How long before the joint can be used?

Different products cure at different speeds, so follow the cure time we give you when we finish.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures.

Can you match the colour of my brickwork?

We aim for a joint that suits the wall rather than one that jumps out. We’ll talk through colour options before work begins from the range available.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
