Regrouting for West End homes and businesses

Regrouting for homes and businesses in West End

A grout colour change can freshen a room without retiling. Light grout can go darker to hide marks or back again. Just mention the colour you’d like when you drop us a line at info@mrmastic.co.uk. We work on tiled floors, shower walls and bathroom floors, and people most often call us about crumbling grout between the tiles and shower grout that has worn away.

In and around a place like West End, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

What the job involves on each surface

Shower walls

The grout in a shower takes the brunt of the water. We rake it out and regrout and renew the silicone at the edges.

Bathroom floors

Regrouting a floor brightens the whole room. Floor-to-wall and bath joints are sealed, not grouted.

What we cannot put right

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Tiles that have come away from the wall
  • Failed tanking or waterproofing under the tiles
  • Cracked or broken tiles

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Kitchen splashbacks
  • Wet rooms
  • Shower walls
  • Bathroom wall tiles
  • Bathroom floors
  • Tiled floors

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Do not ignore a tile that feels loose
  • Do not use strong acidic cleaners on grout
  • Clean grout with a mild bathroom cleaner
  • Keep an eye on the silicone along the edges

Wipe the tiles down after a shower stops soap and water sitting on the grout. Ventilate the room well so the grout dries between uses.

Tiles can come away if failed grout is left. Once that happens, regrouting won’t fix it so early action pays.

What regrouting looks like in West End

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you let a flat or house near Carstairs station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Your questions about regrouting in West End

Do you cover smaller places like West End?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover West End for regrouting?

Yes. Our work covers the whole of Scotland, and West End is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Where are you based?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

Will the old sealant be removed?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Do you work for letting agents?

Yes. We work for householders, landlords, letting agents, businesses and hotels.

Is regrouting a chance to pick a new grout colour?

Yes. It’s the ideal time to change it. Tell us the colour you’d like when you ask for a quote.

Do you grout the corners?

Silicone. Grout belongs between the tiles and moving joints need sealant.

Will regrouting fix loose tiles?

New grout cannot hold loose tiles in place. We check the tiles first and tell you if any are loose or hollow, so you can decide what to do.

What happens on the day

At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes a few hours for a shower enclosure, longer for a whole room, depending on how much there is to do. Outdoor work around West End depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First we agree what’s being done and flag any loose tiles.
  2. We remove the old grout carefully.
  3. Dust is cleared from every joint.
  4. We grout the joints and wipe the tiles clean.
  5. We renew the silicone at the corners and edges.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Clear items away from the joints we’re working on
  • Mention any sign-in or site rules at work premises

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

When to call us in West End

Most grout is porous, so water, soap and grime soak into it. Given time, it discolours and begins to break down and showers that get daily use suffer most.

Keep an eye out for any of the following:

  • Crumbling grout between the tiles
  • Splashback grout that has darkened
  • Dirty, worn grout on a tiled floor
  • Grout in corners that has cracked

Homes close to St Mary's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What your quote should include

  • What preparation is included
  • What the quote includes, VAT included or not
  • Which sealant they’ll use, and why
  • When the joint can take water or movement

Why act early in West End

Once grout cracks, water can get behind the tiling. Left alone, that water can loosen tiles or damage the wall, and then you are looking at retiling. Sorting it early keeps the job simple. In a place like West End, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.
