Regrouting in Carnwath

What we do, step by step

We keep the work tidy and contained to the joints we’re treating. The job normally takes anything from a few hours to a full day, depending on the area, and we explain the cure time before we leave. Outside jobs in Carnwath need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. We renew the silicone at the corners and edges.

Getting ready for the visit

Regrouting in Carnwath, done properly

Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, and the corners get fresh silicone. Common call-outs are for crumbling grout between the tiles and discoloured grout on otherwise sound tiles, across wet rooms, shower walls and bathroom floors.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

All our work comes with a 12-month guarantee.

For landlords and businesses

FAQs for Carnwath

I let a flat near Carstairs station. Can you help?

Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Do you cover smaller places like Carnwath?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you seal over the old sealant?

No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Is there any odour?

Some sealants have a smell while they cure. Ventilation helps.

How do I get a quote for regrouting in Carnwath?

Size, access and the old material all affect the cost. Ask us for a quote.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What happens if it’s left?

New grout smeared over the old does not bond well. It sits thinly on top and soon flakes away. Removing the old grout to an even depth lets the new grout key in properly. Around Carnwath, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Why us?

  • Anti-fungal sanitary silicone in wet areas
  • An ARBOMaster approved applicator

Bathrooms and kitchens in Carnwath

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For an older house near a landmark such as Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Rinse the tiles after showering
  • Skip wire brushes and scourers
  • Do not use strong acidic cleaners on grout
  • Run the extractor fan during and after a shower

If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and lets water in.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

Call for a quick quote. The main things that affect it are:

  • Whether there’s mould to deal with
  • The type of sealant required
  • Any working-time requirements on site
  • The amount of work

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

What we’re called out for in Carnwath

Grout used in corners or along the bath cracks because those joints flex. They need flexible sealant, and when they aren’t, water gets in.

Signs it’s time to call us include:

  • Grout that’s cracking and breaking up
  • Grout in a colour the owner wants to change
  • Grout in corners that has cracked
  • Stained grout that cleaning will not shift

Rented homes near Carstairs station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

What your quote should include

  • Who does the work, and how experienced they are
  • The length of the guarantee
  • Whether they’re fully insured
  • Whether they seal over old material or remove it
