Need sand mastic in West End?

What happens if it’s left?

Replacing sash windows is a big decision for a period home, and in listed buildings it may need consent. Where the frames are in good order, new mastic seals the surround. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Sand mastic in West End, done properly

On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant and we will explain which is best for yours. If you have crumbling sand mastic round a window and failed mastic on an exposed elevation, we can put it right, whatever the surface.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

All our work is covered by a 12-month guarantee.

Your questions about sand mastic in West End

Do you work for landlords with property near Carstairs station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Will you come out to West End?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status.

Is it possible to take out silicone and use sand mastic instead?

Yes. The silicone is cut out and the joint cleaned, then point it with sand mastic.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

What do you need from me for a quote?

Let us know what needs doing and where, with pictures by email if possible. If we need more, we’ll ask.

How long does sand mastic take?

That depends on how much there is to do, but as a guide it takes a few hours for a single window, longer for several. We’ll give you a better idea when we quote.

What sand mastic looks like in West End

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you let a flat or house near Carstairs station, older sash windows in a rental need their mastic kept sound to keep the weather out. If you live in an older home near St Mary's Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What happens on the day

Before we leave, we go over the finished joints with you. The work normally takes a few hours for a single window, longer for several, depending on how much there is to do. Around West End, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic is not too thick.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Aftercare tips

Aftercare is simple:

  • Keep modern sealant off the mastic
  • Check the mastic when you check the paintwork
  • Have rotten timber repaired before new mastic goes in
  • Go gently near the mastic when preparing windows

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.

What we can’t put right

A few problems are outside what sealant work can do:

  • Decayed frames that need repair
  • Planning or listed building consent (your local planning authority decides)
  • Sash cords, weights and draught-proofing of the sashes

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Tenement windows
  • Timber door frames
  • Stone surrounds
  • Sash and case windows

How we quote for sand mastic

The quote reflects the job in front of us. We take into account:

  • How many areas need sealing
  • Any mould that needs treating
  • The old material and how stubborn it is
  • When we can work, for business premises

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What we need to know

To make quoting easier, please include:

  • The address or postcode of the job
  • Any access issues, like height or stairs
  • The problem you’ve noticed
  • Whether it has been sealed before

Getting a quote is simple: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we’ll come back to you with a quote.
