Window mastic in West End, done properly

There are two joints on most windows. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. Typical jobs include gaps left after new windows were fitted and mastic that’s falling out in pieces, on uPVC windows, patio & French doors and aluminium frames.

Mastic can only go onto a dry joint, so outside work in West End depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

You get a 12-month guarantee, the same in West End as everywhere else we work.

How the job changes by surface

Composite doors

An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. Those corners get the most care.

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

Why act early in West End

Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. In an older home around West End, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Leaving a failed joint generally makes the job bigger, not smaller. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Landlord and commercial work in West End

We work for letting agents and landlords as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

Quotes for window mastic in West End

There’s no set price list. What we look at:

  • Any mould that needs treating
  • Access and height
  • Which sealant suits the joint
  • The number and length of the joints

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • Access, such as stairs, a lift or height
  • The rough size of the job
  • The problem you’ve noticed
  • Where the property is

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved.

Frames and glazing around West End

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For landlords with property near Carstairs station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. For an older house near a landmark such as St Mary's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

The process

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a few frames, or a day or more for a whole house and we leave things clean and tidy. Around West End, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Clear items away from the joints we’re working on
  • Tell us about any previous sealing or DIY attempts

  • Broken hinges, locks or handles
  • Damp problems in the wall away from the window

FAQs for West End

I let a flat near Carstairs station. Can you help?

Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Can you do window mastic in West End?

Yes. Our work covers the whole of Scotland, and West End is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Does the work come with a guarantee?

Yes, with our 12-month guarantee. Keeping drainage clear and checking the joints yearly helps them last.

Do you have sealant for grey or black windows?

Generally, yes. Tell us the frame colour when you get in touch and we’ll use the nearest match.

Are you insured?

Yes. We are fully insured, and we can confirm the details when we quote.

What do you need from me for a quote?

A short description and the location, with pictures by email if possible. If we need more, we’ll ask.

Can new window sealant be painted?

Most silicone cannot be painted. Let us know beforehand, and we’ll use a paintable product where it suits.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
